    Indenture of Lease for 7 years (and enclosure) Parties (i) Charles Burr of Notting Hill (Middx) (ii) Edward lucas as in Z646/2 (i) Recitals: none Operative part Demise from (i) to (ii) of: (a) Messuage or tenement with the garden, pleasure ground, coach house, and yard situated on the SW.side of Park St., late in the occupation of (i). Habendum: (ii) from 24 June 1853 for 7 years determinable as below. Reddendum: £88 p.a. payable on 24 June and 25 Dec in equal payments. Covenants (several standard) include the following: (ii) to pay the sewers rate. inter alia, during the term (ii) to keep the premises in repair and at the expiration of 4 years of the term, to paint in good and proper oilcolour the doors, window frames, rails and the other outsidewood and ironwork and the inside thereof before the end of the term of 7 years provided the term shall so long continue (i) covenanting to pay (ii) £2 when the outside of the premises is so painted. -(ii) to yield up to (i) (a) with all the fixtures and articles contained in an inventory at the foot of the skin (see below). at the end of the term in as good a condition as the same now are (reasonable use and wear thereof and damage by fire or tempest in the meantime only excepted). - that it shall be lawful for (i) with workmen or other once in every year during the term at reasonable and convenient times in the daytime to view and examine the condition thereof and to give notice in writing to repair and make good any repairs and amendments if found necessary. Provisoes for re-entry and repossesion by (i) in the event of the rent remaining unpaid for 21 days next after a date of due payment o failure to keep, perform and observe the covenants on the part of the lesse; and that it shall be lawful for (ii) to determine and put an end to these presents at the end of the first 4 years upon delivering to (i) 6 calender months notice in writing etc. Inventory Front Hall- door bell pull and crank, seven ['feet' in Z646/4;?sic] 2" folding doors with scarlet baize thereon, mortice lock. Breakfast Room - 3' polished front register stove with fire brick brack, 38' of brass picture rods, 12 supports, 26' of 1["] shelving in side closets, 3 sets of venetian blinds, one bellpull in wall. Dining Room - 3' polished register stove fire brick back, 54' of brass picture rods, 15 supports, 21 brass rings, 2 bell pulls in wall, 2 sets of venetian blinds. Drawing Room - 3' polishedregister stove fire brick back, 54' of brass picture rods, 15 supports, 21 brass rings, 2 bells to shutters, 4 outside sun blinds. Bachelor Bedroom - 2' 6" register stove, 2 bell wires, 3 sun blinds Front Nursery - 2' 10" range with boiler and tap, 20' run of shelvingin side closets, 2 bell cranks and wires, 2 blind rolers. Back Nursery - 2' 10" stove, outside sun blind, 19' of shelving in closets. Store Room - framed deal linen press with 3 shelves [,(] 6' x 4' 6" [)] counter wtih mahogany top, deal framed front of 2 doors and one 'till' (6' long, 2' 9" high), deal case with front of 7 doors and 4 shelves (8' x 6'), 17' run of 15 shelving, row of 7 pegs. Landing Window - Sun Blind outside Back Bedroom - 3' 2" regiser stove, blind roller, outside sun blind 1" 'blank' [?]. Dressing Room - 2' 2" register stove, outside sun blind, 1 blind roller, lead cisternin roof with conveyance pipe and tap to front dressing room. Laundry - row of 8 hat pegs, 9@ of deal sideboard (2' 10" wide), 9' of the same (2' 2" wide) fixed to the wall with purlin round the laundry. Kitchen - 4' 6" kitchen range with self filling boiler, deal dresser and shelves with drawers, 4 shelves). Cook' Pantry - 33 run of 9" shelving, 10' of 18" ditto fixed to the wall. Butler's Pantry - one 1/4 deal framed dresser front with 18" run, 3' high with 7 drawers and cupboards, one 1/2" deal top, 49' of shelving, sink lined with lead with waste pipe. Scullery - plate rack, stone sink with bell trap and lead pipe, gas burner, 31' of 9" shelving, 5' of 18" ditto, 10' of 11" ditto. Knife house - 9' of 15" shelving, bottle rack with lattice shelves and lattice doors. Wash house - 18" oven door and frame, 3' 6" kitchen ['-er' in Z646/4] with oven and boiler, 21" copper with lead round and deal lid (enclosed) with door. Ground Store Room - 7' dresser and shelves, framed front 3 drawers [and] 3 cupboards. Cellar - 2 door bell pulls and cranks, deal lattice partition, 15' x 7', 6' of shelving, 21' of 18" shelving in passage. Wine Cellar - gas burner, 27' of 1" elm shelving (18" wide), 11" of ditto (2' 4" wide), 41/2 brick wine bins (3' 6" high, 22" out), 3 ditto (7' high with 9' flagstone), 2 ditto (4' high). Front Cellar - meat safe with fly wire, 2 shelves [,] '2ft. 4 x 20 3ft. high' or [in Z646/4] 'two feet four inches by twenty, three feet high' [,] meat rail (10' long), 12 hooks, 10' of 1 1/2" deal shelving 22" or 23" wide, wide, 20' of 11" ditto, 2 brickbins with 1" elm top (5' 6" long, 22" wide). deal hand of steps, 20 light gas metre with 3 taps and iron piping and laidto the following places viz. 1 wine cellar, 1 hall lantern light, 1 dining room, 1 drawing room, 1 breakfst room, 1 kitchen and burner, 1 scullery, 1 servant's pantry, 1 landing, 1 laundry, 2 stable. Stable - deal cupboard (3' 2" x 2' 2"), 2 lantern lights in windows, 3 standings and one loose box with racks and mangers. stepladder to loft. Saddle Room - 22 harness pegs and rail, 4 saddle ditto. Garden - 1 iron trellis wire work arch on stone steps (10' high, 7' opening, 1' 6" wide of arch). one 16' diameter iron trellis wire work with 4 archways, two 3/4 iron single rod arch (11' high, 9' wide).
