    By indenture of 23 August 1823 a) Rev John Parker, clerk BD, Master of Hospital of St John Baptist, Bedford and his co-Brethren b) said William Gregory, Aldersgate Street, London Consideration £126, a) to b) - leasehold shop or gateway or chamber over etc for 40 years at rend of 26s 8d. Said £126 was actually advanced to William Gregory by 3). Now in consideration of said £126, of yearly rent of £5 16s 8d and of ditch or nook of water, and covernants on behalf of 3) William Gregory agrees to execute to 3) a lease of said leasehold premises and ditch etc for 21 years. 1) have also agreed to lease to 3) certain freehold premises mentioned in marriage settlement of 14 and 15 Spet 1790 for 21 years at rent of £50 per annum. 2) as those entitled to said freehold premises at death of survivor of 1) have agreed to confirm the lease. Now 1) leases to 3) and 2) confirms - tenement in high Street, St Mary's called the New White Hart. North Windmill public house late in occupation of John Lilburne and now joseph Miller. South (pt) - Tenement belonging to Hospital of St John (hereinafter demised) East - High Street leading to bridge. - wharf and cola yard adjacent and belonging, in occupation William Gregory, afterwards of William and Richard Parker and now of William King. Free access to 1) and 2) at all reasonable times to see that the property is kept in repair. Term 21 years from 25 August 1823 Rent £50 per annum. Now in consideration of £126 paid by 3) to a) William Gregory leases to 3) - shop or graound room and gateway heretofore in occupation Catherine Dewbery, then Rebecca Lander, widow, since Elizabeth Lander and now of said William King in High Street, Bedford in parish of St Mary's East High Street. South once - Achurch, spinster now of William Berrill. Bredth from messuage of William Berrill, northwards 14 feet and in depth from said Street, westwards 21 feet. - slip of ground adjacent to said shop of W, and extending in length from said shop westwards 37 feet in bredth from messuage of William Berrill or from buildings belonging to him northwards to freehold of said William gregory 10 feet 6 inches. - chamber over said shop and gateway etc (as in lease of 25 August 1823). Free access to a) at all reasonalbe times to see that the property is kept in repair. - ditch or nook of water, banching or tailing up out of River Ouze in Bedford near the Great Bridge there, and shooting up between premises of Peregrine Nash, esq to coal wharf or yard hereinfore demised. South brewery of said Peregrine Nash North garden and meadow heretofore property of said P Nash with free right of passage etc along said reserved to said P Nash. Righ of access to William Gregory to see whether said ditch is clearned etc. Term 21 years Rent £5 16s 8d per annum. 3) has power to pay said sum of 26s 8d (part of said yearly rent of £5 16s 8d to a) as rent for said shop.
