    i) Sir Peter Osborn of Chicksands, knight ii) Thomas Joyce of Hawnes, clerk LEASE for 80 years by i) to ii) at a peppercorn rent Reciting that the Vicarage of Hawnes was formerly endowed with a “bare stipend” of £8 per annum Further Reciting conveyance dated 20 May 1611 between Sir John Osborn, father of i) and Sir Thomas Cheeke of London knight and others Further Reciting decree in Chancery dated 18 May 1611 in a case between Thomas Joyce v Sir Peter Osborn and William Buckby, clerk by which Sir Peter Osborn leased the said tithes to said Thomas Joyce - the Newe House in Hawnes with grounds lying between the lane to Bedford south and the churchyard north, the way to Hawnes Manor House east and a pasture or meadow of the Manor House west - all tithes belonging to the rector of Hawnes late occupied by Thomas Brightman BD and then Christopher Wilson, vicars With Inventory of Hawnes House attached
