    A messuage in Shefford in a place late called Water End but now called Bedford Street; commonly known as "the Porch"; whereof a part is built or roofed over the ground forming an entrance way at the northward, next to a messuage contracted to be sold by (i) to Charles Ferguson; and also the said entrance way and the site thereof, with the ground of the like width adjoining thereto and which therewith extends eastwardly to the depth of 44 ft. as now stumped out; subject nevertheless to the joint use by Charles Ferguson with or without horses or carriages (in common with Thomas Smith) through the said entrance way and ground to the depth indicated by a stump; but with the privilege to the said Thomas Smith to build over the entrance way to the extent already roofed, so that a clear space be left to the height of 9 ft. 6 ins.; and that the right of way extends not to the leaving any carts on the site; and also the yard at the back of the messuage; and the garden as fenced and divided from the adjoining garden on the North contracted to be sold to Charles Ferguson. The cesspool in the yard and drain therefrom are to be for the equal accommodation of the premises purchased by Thomas Smith & Charles Ferguson; and together with the front gates are to be kept in repair at their mutual expense.
