    -has surrendered to Lord of the manor of Millbrook her copyhold lands; devises moiety of copyhold lands and all freehold lands in Millbrook, which late husband Charles Richards purchased of William Brace, to niece Anne Farnell and Robert Farnell her husband for 3 lives and then to be equally divided amongst her children; if Ann and Robert die before their youngest child reaches 21 years, then the rents are to be divided until child reaches majority and premises then to be sold to best bidder and money divided between children of said Ann Farnell -other moiety of said premises purchased of William Brace, to niece Jane Crouch for life and then to be divided amongst her children; if she dies before youngest child reaches 21, then rents to be divided until child reaches majority and premises then to be sold and proceeds equally divided amongst children of said Jane Crouch -to nephew John Cartwright and wife Mary and the survivor, estate in Lidlington which testatrix purchased of brother William Cartwright; after their decease, estate to their son John and his heirs; said John to pay his brother Edward £20 2 years after he is in possession of estate -to niece Mary Cartwright of Lidlington wife of John Cartwright, close in Lidlington which testatrix purchased of Mr Clark, for life and then to her son William paying his sister Mary £40 2 years after he is in possession of the same -to niece Mary Cartwright of Biggleswade to bring up her children if she remains a widow, farmhouse with appurtenances in Thrup End in Lidlington and 38 acres 3 roods arable dispersed in common fields of Lidlington, lately purchased of Thomas Bonnor; to have no part of said lands if she remarry. Full power to Robert Farnell of Ampthill and Thomas Cartwright of Millbrook to let the lands and receive rents for the childrens' use until the youngest is 18, then to sell to the highest bidder and divide the profits amongst the children of the said Mary Cartwright whereas: nephew Robert Farnell has mortgage upon the lands, gives him full power to take his money in if he wishes and to mortgage it in another place -to niece Ann Crouch now living with testatrix, 3 closes containing 10 acres called the Rundle, the Lower Close and the Slipe, a pightle called Yorks Orchard lying in Thrup End in Lidlington lately purchased of Thomas Bonnor -to niece Ann Crouch, house and tenement in Ampthill where testatrix now lives and servant Alice Wells to live in this house rent-free until Ann Crouch comes of age; Ann Crouch to live with Alice Wells until she comes of age and Alice Wells to be her trustee and to have full power to let the pasture ground and meadow ground and use the proceeds for her maintenance -to Alice Wells the house and tenement in Ampthill purchased of Mrs Read and her son where Joseph Coleman and his daughter Elizabeth now live -has 3 barns on the Town Ground for which she pays 10s per annum to the trustees of Ampthill; barn next William Peeles to Alice Wells paying 3s per annum to trustees; other 2 barns to Ann Crouch paying 7s per annum to said trustees -£10 to Alice Wells -£5 to Joseph Green living in Watford, Hertfordshire -£5 to poor of Ampthill to buy bread to be given by executrix -to Alice Wells, clothes, chest of drawers in Red Room bought of Mrs Stevens, green curtains, bedding, bedstead and green rug -to nephew Thomas Cartwright of Millbrook 4½ acres arable in Lidlington purchased of John Bushby -to Alice Wells 1 acre in Maulden Field now in occupation of William Bowen -to nephew Charles Farnell silver pint mug marked C.F. -nieces Judith and Mary Lamb to have £5 each -niece Ann Crouch sole executrix Witnesses: Thomas Coote, Joseph Coleman, William Pedder Endorsement: no.26
