    Conditionally devises to younger son John Pedder (any interest due to be paid by his executor): - the cottage lately built for his own dwelling which he now occupies in Lower East End, Harlington with adjoining lean to - the room or chamber in his messuage now in the tenure of son Henry Pedder which is over the room there called the parlour and which adjoins the cottage where he now lives (a way in to be made out of this house) - the barn or outhouse adjoining the aforesaid parlour consisting of 2 bays - right of way through the yard to and from the house and barn - right to scour and open the drains and gutters belonging to or leading from that house and barn and other easements - close of land in Harlington known as Home Close containing by estimation 3 acres, occupied by son Henry Pedder or his assignee(s) - two gardens and one orchard lying opposite the door or front of the house in which he now lives, which were formerly part of Home Close - close of land known as Searches Close containing by estimation 1 acre and 3 roods, occupied by son Henry Pedder or his assignee(s), lying to E of Hill Lane which leads from Upper East End towards Lower East End Conditions: - testator and his eldest son Henry Pedder have given bond to John Pedder for repayment of £160 debt they owe to him. Bond to be returned to Henry Pedder for cancellation and £160 secured on it to be released. - son Henry Pedder not to fell or cut any timber from any of the said premises - Henry Pedder to deliver any documents relating to the said premises to Devises to son John Pedder: - close of land in Harlington known as Fields Close containing by estimation 3 acres, previously divided into two closes then known as Barnes Closes with land of Oakingham hospital lying to the N and E - several pieces of arable land in the Hoad fields of Harlington: (a) 2 acres in Hill Hoad field abutting highway from Harlington to Sundon near the foot of the hill there; (b) three lands lying together in Middle Hoad field next to the land of Mr Wingate, being the three outside lands of his piece of land in Fools Furlong there, abutting at one end the highway from Lower East End towards Sundon (c) seven lands lying together in Little Hoad field containing 2 acres with land of Mr Wingate on both sides John Pedder to hold any of these lands which are leasehold for remainder of the term. Confirms marriage settlement in which part of residue of his freehold lands in Harlington were settled on his wife Abigail for life with remainder to himself. After her decease these lands together with remainder of his estate in Harlington and elsewhere to be devised to son Henry Pedder for term of 99 years (subject to existing charge of £12 p.a. to be paid under settlement to Henry Pedder’s wife Charity Pedder for life). To be held in trust by testator’s son-in-law Samm Fossey of Houghton Regis and his beloved friend Benjamin Greene of Ampthill, draper and their heirs for lifetime of son Henry Pedder, permitting Henry Pedder to take rents, issues and profits for life. After end of 99 year term and death of Henry Pedder these lands to be devised to first son of Henry Pedder or his male heirs, or if none to the second son of Henry Pedder or his male heirs, or successively any other son of Henry Pedder by seniority of age and priority of birth. In case of failure of this male line estate devised to heirs of John Pedder. Bequeaths: - to wife Abigail all household goods and utensils, all his plate and £10 - remainder of personal estate to son Henry Pedder, out of which debts and funeral charges to be paid Executor: son Henry Pedder Witnesses: Thomas Coote, Thomas Hall, Joseph Simpson Proved 10 May 1733 by Henry Pedder in Archdeaconry of Bedford
