    Parties: (i) Ann Hopkins of Luton, widow; (ii) James Impey of Luton, blocker (iii) Isaac Sell of Luton, cordwainer Reciting: - indenture made 17 August 1860 between Thomas Keen and James Hopkins of Luton, builder, conveying (a) to James Hopkins - purchase of (a) by (ii) from James Hopkins for £30 1s 6d for which purchase no conveyance was ever executed - will of James Hopkins dated 22 September 1864 appointing his wife (i), James Burge and John Robert Brown executors and trustees and bequeathing land at Slip-in remaining unsold, land there sold but not conveyed to the purchasers and purchase money not yet paid by the purchasers for that land. Will proved at Northampton DPR on 20 January 1865 following death of James Hopkins on 17 November 1864 - purchase money of £30 1s 6d has been paid to James Hopkins and after his death to (i), with the exception of £1 17s 11d - (ii) has contracted to sell (a) to (iii) for £32 - (ii) and (iii) have requested (i) to convey (a) to (iii) Operative part: - £1 17s 11d to be paid to (i) by (iii) - £30 2s 1d to be paid to (ii) by (iii) - (i) conveys (a) to (iii) Property: - (a) piece of land 49 feet 6 inches long and 236 feet 6 inches deep near Slip-in in the parish of Caddington, formerly part of Caddington Common abutting: NW land of (iii); NE land of John Shaw Leigh; SE land retained by (i); SW new road laid out by James Hopkins. As shown in plan included in deed. Includes right of way over the new road for (iii). Covenant: - notwithstanding any act of (i) or James Hopkins to the contrary (i) has the right to convey the property - by (i) to produced schedule deeds to (iii) Schedule - 20 June 1800 - extract from the Caddington award - 10 February 1800 - feoffment (1) Edward Butterfield and (2) John Bradwin - 24 April 1802 - feoffment between (1) Robert Burton and Thomas Coupees and (2) John Bradwin - 1 & 2 May 1804 - lease and release between (1) William Verasier and his wife Fanny, (2) John Griffiths and (3) John Bradwin - Easter Term 44 George III – office copy recovery - 4 November 1857 – indenture between (1) Paulina Mary Carrington and (2) Thomas Keen - 4 August 1860 – certificate of burial of Martha Hoar - 17 August 1860 – indenture recited above Endorsements: - receipt of (i) for payment of £1 17s 11d, witnessed by Francis S Foster, clerk to R Cooke, solicitor, Luton - receipt of (ii) for payment of £30 2s 1d, witnessed by Richard Cooke, solicitor, Luton
