William Lord Ashburnham is also dead without issue whereas: i) purchased from Duke of Devonshire messuage in St James’s Square in parish of St James, Westminster, Middlesex and has rebuilt the same and intends to propose the same for a purchase to be made out of the surplus personal estate of John late Lord Ashburnham Whereas: marriage intended between i) and iii) on treaty for which iii) agreed to convey her estates in Lancashire, Yorkshire, Cumberland, Flint, Chester and city of Chester to: Richard Wareing of St James, Westminster, Middlesex, esquire Brian Fairfax junior of St Margarets, Westminster, Middlesex esquire Richard Brooke of ___Lancashire esquire Thomas Ashurst of Ashurst, Lancashire esquire to the intent that £20,000 may be raised thereout for marriage portion of iii) to be applied towards the payment of the debts of i) iii) to have house in St James’s Square for jointure and £2,000 per annum from lands of i) in Sussex and Bedford whereas: hereditaments of iii) are conveyed by Bargain and Sale of date before these present (i) as iii) (ii) as i) (iii) Richard Wareing, Brian Fairfax, Richard Brooke, Thomas Ashurst now: i) agrees that iv) shall be seised of messuage in St James’s Square to use of i) for life and then to iii) i) limits and appoints to iii) -messuage in St James’s Square -Sussex premises as in RO1/9 [some small alterations in spelling of place names and changes in names of tenants] -Brockborough or Brogborough Park and Bickerings Park in Ridgmont, Lidlington and Steppingley in Bedfordshire with all messuages therein -Ampthill Park in Ampthill, Millbrook and Houghton heretofore parcel of Honour and Manor of Ampthill, 650 acres 1 rood -mansion house called the Great Lodge within said Park in the part which is within the parish of Ampthill -brick building called the Stand situate within said park near the warren of Ampthill -messuage or lodge called the Dog Kennell within the said park -all lands late of John Lord Ashburnham deceased, which were formerly the inheritance of Thomas Taylor deceased, lying in Marston Pilling, Millbrook, Wootton or Clapham -manors or reputed manors of Fitz Jeoffries, Vauxes and Clapham with appurtenances -messuage or farm with 5 acres pasture -59 acres arable in fields called Carrell Feild, Gravell Feild and Paretree Feild -several closes called Stubb Close and Carrell Close formerly in occupation of Laurence Williamson junior and now all in occupation of Mathew Woolhead, except Carrell Close which is in occupation off George Favell -31 acres, 15 acres, 1 acre sward -Cowbeeds Close, Robinson’s Close formerly in occupation of Laurence Williamson and now in occupation of said Mathew Woolhead -messuage and Hammel Stall and 6 acres meadow called Clapham Meadow -closes called Spence Closes, Beeloings Closes and Haycrofts formerly in occupation of Thomas Shepherd and now in occupation of William Bondfield except 6 acres meadow with 2 acres more adjoining which were formerly Tolls and exchanged with other lands, and are now in occupation of Ursula Taylor -messuage and homestall and 90 acres arable and several closes called Little Pickle and Great Pickle, Gubberts, Copthall Pickle and the two closes called the Rose Closes formerly in occupation of Samuel Negus, now in occupation of said Ursula Taylor -several closes called Crabtree Close part of Morton Close and orchards formerly in occupation of James Nottingham and now (except Crabtree Close) in occupation of Thomas Holmes; Crabtree Close is inoccupation of Nathaniel Woolhead -messuage and several closes called the Close Hill Ground and Hobbs Coller Close, formerly in occupation of George Pearce and now in occupation of widow Quenby, John Walmough and widow Swepson -Six Pound Close formerly in occupation of Benjamin Wells of Bedford , now or late in occupation of John Williamson -close called Windmill Hole or Betts Peice formerly in occupation of John Flint of Bedford and now in occupation of John Randall of Bedford -messuage and closes called Prigmores Closes formerly in occupation of widow Gale and now of John Gale -3 closes called Gurneys formerly in occupation of Giles Smith of Oakley and now of said John Gale -messuage with 12 acres adjoining and close called Gidings now or late in occupation of John Williamson -meadow containing 2 acres formerly in occupation of James Spencer of Oakely and now in occupation of said Ursula Taylor -cottage with 5 acres arable and pasture, 1 acre meadow and 2 acres pasture, formerly in occupation of Thomas Fuller and now in occupation of Robert Parker and William Bondfeild -messuage and closes of pasture called the Hillground, Vicaridge Pightell Wood Close Hobbs Tollings Fiendings Close, formerly in occupation of John Swepson and now in occupation of widow Swepson and Thomas Holmes -close called Leyfeild formerly in occupation of Laurence Williamson and now of Ursula Taylor, Mathew Woolhead and George Favell -closes of pasture formerly in occupation of Thomas Richardson, a miller, now called Hunts Close and now in occupation of Ursula Taylor and Richard Willis -several cottages, homestead and pasture formerly in occupation of John Knatt, Joseph Reeve, William Bellingham, widow Bills and widow Cowper and now in occupation of Ursula Taylor, Thomas Parkins, John Ladson, widow Dawson, James Peacock, Mathew Woolhead, widow Shepherd and William Bonfeild -several closes calle Conygears, Carroll Close, Dovehouse Close and 2 closes called New Feilds formerly in occupation of William Gery and now in occupation of said Ursula Taylor, John Goods of Bedford, William Bonfeild, George Favel and Mr Gale -the Lodge closes heretofore in occupation of George Negus and now in occupation of John Swepson -messuage or mansion house, the warren and dovehouse adjoining formerly in occupation of Thomas Taylor, now in occupation of John Shefford, Alexander Perrin, William Bonfeild and Ursula Taylor -all tithes of corn and hay growing upon the enclosed grounds and pastures all the aforesaid premises are in Clapham, Oakely and Bedford to hold to iii) from death of i) for term of life ii) to convey messuage near St James’s Square and other premises to iii) for life £2,000 per annum to be paid to iii) from Bedfordshire and Sussex premises also charges estates with portions of daughters and younger sons portions not exceeding £20,000 until portions become payable the children to be allowed £200 per annum until age of 12 and from the age of 12 £300 per annum [further details are given of provisions for the children...] Signatures: i) iii) Witnesses;
