    Reciting that 1) had resolved to let certain land in the parish of St.Paul, Bedford, on building leases; that premises had been advertised to prospective lessees on 88 year lease from 29 September 1821 to build houses and out offices thereon to a plan and specification approved by 1) whereas 2) took premises hereinafter described and undertook. to build two substantial brick messuages thereon at a yearly rent of E2, and that the said two houses had been built to the satisfaction of 1) Whereas 3) has agreed with 2) for the purchase of the said property for the remainder of the term of 88 years for £1100, in consequence of which 1) have agreed to grant a lease of the premises to 2) NOW Lease by 1) to 3) at request of 2) for residue of term of 88 years from 29 September 1821, of - all those two messuages lately erected with a piece or parcel of land at Saint Lloyds in the parish of St.Paul, Bedford, with the said land as now subdivided into and forming the several yards, courts and gardens belonging to the said messuages, bounded: :N. common street called Harpurs Row [shown on plan as Harpur Street] - frontage 113ft. 6in. :E. premises lately demised by 1) to John Thomas Dawson and John Green - combined frontage 79ft. 6in. :S. gardens and premises lately demised by 1) to 2) - frontages 104ft. 3in. and 26ft. in. :W. common street or highway [shown on plan as Bromham Road] - curved frontage of 127ft., set back 40ft. from road with dividing walls etc. as shown in PLAN in margin Annual rents: £2 for messuage shown as no.1, and L2 for messuage shown as no.2 [clauses re tenancy: including condition that premises should be insured against fire for £500; tenants not to open or make any shop or warehouse or any projecting window in front of the said messuages, but to maintain the fronts, iron railing and pallisadoes in unity with each other according to the original plans; no person to carry out any trade or business in either of the premises except those of attorney, apothecary or surveyor without the consent of 1); etc.] endorsed: receipt by 2) to 3) for £1100 Witnesses: John Budd; S.Davis Signatures: John Whitehouse, clerk to 1); 2.
