    Recites: Conveyance [BS 1818], 9 October 1778 Mortgage, 9 January 1779, 500 years, £7200: (i) John Caldecott, Samuel Wyatt and his trustee, John Harvey (ii) Jacob Turner. Reciting BS 1818: That the several shares of (iv) therein, i.e. (i) and (ii) herein, amount to £3900 apiece; That Jacob Turner paid to Joseph Churchill the whole of his share, while John Caldecott and Samuel Wyatt paid only the parts of theirs specified, the remaining parts being agreed to constitute the mortgage charge of £7200; That Jacob Turner was accordingly 'saved harmless' from any part thereof. - The two undivided third parts or shares of John Caldecott and Samuel Wyatt in the property recited, at a peppercorn rent, Jacob Turner being indemnifiecd against all costs, suits etc. Except: The Manor of Bolnhurst with messuages etc belonging thereto, fee rents or rents of assize and tithes of corn and grain, as in BS 1818, now due and payable to (i) and (ii); These to remain undivided. That John Caldecott, Samuel Wyatt and Jacob Turner have by mutual agreement chosen the parts hereby conveyed to their respective uses in full satisfaction of their claims in the messuages etc jointly purchased by them from Joseph Churchill and held by them as tenants in common (with exceptions before mentioned). - As recited in foregoing, BS 1818. Upon Trust: A To the use of Jacob Turner, his heirs and assigns forever: - One third part of the Manor of Bolnhurst with appurtenances and rents, tithes etc as in BS 1818; - 2 messuages in the occupation of William and Philip Blick and Richard White, with outbuildings, etc; - Closes called Bushooks, Skeels, Pecks, Round, Drove, Pound, New; Dovehouse Pightle, Moat Pightle; Great Sextons, Little Sextons, Great Coppice; - Part of Close called Frostlands adjoining the road (6 acres), staked out for fencing; -11 parts of said piece of ground (part of the late unenclosed lands) lying in Wood Field, Moors Field, Deanly Field and Church Field, namely: - New inclosed part thereof in Wood Field (21 acres 10 perches), adjoining other part of Wood Field east and Lordship of Keysoe north; - Other new inclosed part (21 acres 34 perches), open fields of Keysoe north and road from Bolnhurst to Keysoe east; - Part called Rye Furlong (18 acres 22 perches), adjoining east New Close and homesteads late in the occupation of William Blick; - Other part (21 acres 3 roods 18 perches), adjoining south last mentioned piece and east New Close; - Part in Moors Field (upper part) (13 acres 3 roods 6 perches), between Little Sextons and Bushooks Close; - Other (lower) part of Moors Field (36 acres 39 perches), adjoining west old inclosures of Earl of Ashburnham and east last mentioned piece; - Part in Deanly Field (22 acres 2 roods 32 perches), adjoining east Great Sextons and Great Coppice Close and south Berry Lane; - Part in Deanly Field (5 acres 2 roods 18 perches), between Great Sextons and Great Coppice Close; - Part in Deanly Field called Westward Meadow (3 acres 1 rood 35 perches), adjoining old inclosures of Earl of Ashburnham; - Part in Deanly Field (21 acres 10 perches), lying each side of Berry Lane and adjoining Great Obeness east; - Part in Deanly Field (21acres 3 roods 5 perches), lying below last described piece and adjoining said old inclosures west; All adjoining together in the parish of Bolnhurst, except said part of Frostlands, parish of Keysoe; - Messuage or cottage in the occupation of Francis Elwes, blacksmith, adjoining town street of Bolnhurst, with garden and croft (1 acre) adjoining and belonging thereto; With outbuildings, fences etc and all appurtenances: In full satisfaction of his, Jacob Turner's, share in the Manor and Messuage etc purchased by him jointly with John Caldecott and Samuel Wyatt of Joseph Churchill. B To the use of Jacob Turner for the residue of the term of 500 years as in indenture of date 9 January 1779 herein recited, subject to redemption as therein; then to the use of John Caldecott, his heirs and assigns forever, in full satisfaction of his share in the Manor and messuages etc purchased by him jointly with Jacob Turner and Samuel Wyatt of Joseph Churchill, subject to the before mentioned term of 2000 years: - One other third part of aforesaid Manor of Bolnhurst with appurtenances, rents and tithes etc as in BS 1818; - 2 messuages before mentioned, late in the occupation of respectively William Beaumont and Stephen Parish, with outbuildings, orchards, homesteads etc thereto belonging; - Closes before mentioned called Hawns, Offness Meadow, Great Offness, Little Offness, Upper and Lower Bush Closes, Beaumont's Home Close, Way Close, Drewlers, Windings, Staughtons and North Field; - Other part of Frostlands, being the furthest part from the road (12 acres), now also staked out; - Part of another Close called Leasows, Lazers or Leyer Close (5 acres 1 rood 18 perches), adjoining north other part of Lazers hereinafter limited to Samuel Wyatt; - 9 several parts of the said other piece of ground (other part of the said late unenclosed lands), before mentioned to be lying in Mill Field, Hainsborough Field and Ladycroft Field in parish of Bolnhurst, namely: - in Mill Field, adjoining open fields of Colmworth east and new inclosed lands of [-] Martyn north (12 acres 2 roods 14 perches); - in Mill Field, otherwise the Stockings Field, Upper Mill Field Close (10 acres 2 roods 33 perches) adjoining north the land belonging to the poor of Abbotsley; - in Mill Field, Lower Mill Field (14 acres 2 roods) adjoining east the last described piece; - in Mill Field, Reeding Field Close (7 acres 2 roods 32 perches) adjoining Offness Meadow north; - in Mill Field, Near Mill Field (21 acres 10 perches) adjoining east Bushy Closes and the road from Bolnhurst to St Neots; - in Hainsborough or Hainsmead Field, adjoining farmhouse late in the occupation of Stephen Parish (22 acres 1 rood 35 perches); - in Hainsborough or Hainsmead Field, adjoining east open fields of Colmworth and south another part of the plot belonging to Samuel Wyatt (11 acres 2 roods 32 perches); - in Hainsborough or Hainsmead Field, adjoining east the last mentioned Close and south another part thereof belonging to Samuel Wyatt (8 acres 3 roods 27 perches); - in Hainsborough or Hainsmead Field, Beaumont's Field (29 acres 3 roods 14 perches) adjoining Colmworth Field east and the St Neots Road north; - Other before mentioned plot of land or ground (other part of late unenclosed lands or grounds) lying in Wood End Field (10 acres 2 roods 5 perches), land of William Gery, esquire, north and south, Lordship of Little Staughton east and Lordship of Pertenhall west; - Other before mentioned plot of land or ground (other part of late unenclosed land or grounds) lying in South Field (85 acres 2 roods 1 perch but according to Inclosure Act before mentioned 83 acres 2 roods 1 perch); On south east Road leading from Bolnhurst to Bedford; On greatest part of south west Old Inclosures of John Harvey, esquire; On small part of north west and remaining part of south west New inclosed lands of John Harvey; On remaining part of north west and on west Land of Isaac Averne as Rector of Bolnhurst; On north Land of William Milton. - Before mentioned messuage or cottage in the occupation of John Ball with garden and orchard thereto adjoining and belonging; - Before mentioned messuage or cottage late in the occupation of [-] and now [-] Russell with orchard thereto adjoining and belonging; All in parish of Bolnhurst except Frostlands Close, in parish of Keysoe, and Great and Little Offness Closes, in parish of Pertenhall; With all outhouses, hedges, etc and all appurtenances. In full satisfaction of his, John Caldecott's share in the Manor and messuage etc purchased by him jointly with Jacob Turner and Samuel Wyatt of Joseph Churchill, subject nevertheless to the before mentioned term therein of 2000 years. C To the Use of Jacob Turner for the residue of the term of 500 years as aforesaid, and subject to redemption as aforesaid; then to the Use of Samuel Wyatt and heirs for ever: - One other third part in the Manor of Bolnhurst with appurtenances, rents and tithes as aforesaid; - 2 messuages in the occupation of William Coleman and Robert Bonny, with outbuildings, homesteads etc; - Closes called Bushy, Five Acre, Pecks Pightle, Long, Carters, New, Griffins, Round or Walnut Tree, Hobness or Obeness, otherwise Great and Little Albaines, Jarvis's Pightle, Bonny's Dovehouse Pightle, Bonny's Dovehouse Piece, Brays Close, Hickmans Close; - Other part of said close called Leasows, Lazers or Layer (2 acres 16 perches), being the Woody part lying between Frostlands and the other part of Leasows limited to John Caldecott; - 15 parts of said piece of ground (part of said late open unenclosed grounds) before recited as lying in Wood, Moors, Deanly and Church Fields, namely all the new inclosed part lying in Deanly Field (40 acres), adjoining east New Grove and southwest the Old Inship within parish of Bolnhurst; - Other new inclosed part thereof (10 acres 22 perches), adjoining Carter's Close south and next described piece north; - Other new inclosed part called Myers Field (11 acres 2 roods 22 perches), between last mentioned piece south and Hobness and Griffins Closes north; - Other new inclosed part in Deanly Field, adjoining west Lord Ashburnham's inclosures and north new inclosed land hereinbefore limited to Jacob Turner (10 acres 2 roods); - Other new inclosed part in Church Field (12 acres 1 rood 27 perches), adjoining east glebe lands of the Rector of Bolnhurst; - New inclosed part called Market Close (8 acres 2 roods), adjoining north the last mentioned piece and south the road to Thurleigh; - New inclosed part in Church Field (10 acres 1 rood 4 perches), adjoining south the said road and the new inclosed piece of land called Furlongs northwest; - New inclosed part in Church (3 acres 1 rood 30 perches), adjoining south said Thurleigh Road and east Bushy Close; - New inclosed part called Bryer Hill Field (19 acres 2 roods 12 perches), adjoining north part of the inclosed pieces called Brickiln Field and Little Church Field, and east other part called Blastcroft Field next described and southwest the old inclosed Inship of Bolnhurst; - New inclosed part (32 acres 3 roods 2 perches), which together with the next described piece, which lies open thereto, is called Blastcroft Field, adjoining south west old inclosures of John Harvey, esquire, south east the next described piece of land and the land of the Rector of Bolnhurst, lying in South Field, and north west the last described piece called Bryer Hill Field; - Before mentioned plot in Blastcroft Field (6 acres 2 roods 33 perches), adjoining south east said plot of the Rector of Bolnhurst, south west old inclosure John Harvey, north west and north east the last described part of Blastcroft Field; - Part called the Little Home Field (3 acres 3 roods 15 perches), adjoining north west Blastcroft Field and south west the said rectory Grealand; - Other part called Home Field (20 acres 19 perches), adjoining east the said messuage late in the occupation of Robert Bonny; - Part called Brickiln Field (10 acres 4 perches), adjoining east the last described piece and north the said Road to Thurleigh; - Part called Little Church Field (10 acres 1 rood 9 perches), adjoining east the last described piece and north the said Road to Thurleigh; - Part called Great Church Field (17 acres 1 rood 9 perches), adjoining north the Churchyard and west the said old Inship of Bolnhurst; - 3 new inclosed parts of plot before recited as lying in Mill, Hainsborough, and Ladycroft Fields, namely: - In Ladycroft Field (19 acres 1 rood 13 perches), adjoining William Estwick south and lying behind messuage before mentioned, late in the occupation of William Coleman; - In Hainsborough Field (11 acres 3 roods 29 perches), adjoining east Colmworth Field and south the last described piece; - In Hainsborough Field (6 acres 2 roods 4 perches), adjoining east the last described piece and west the town street of Bolnhurst; - Messuage late in the occupation of Joseph Negus, with pightles belonging thereto; - Messuage late in the occupation of [-] Branson, with orchard and appurtenances; - Messuage late in the occupation of [-] Bonfield, with orchard, garden and appurtenances; All in the parish of Bolnhurst; With all outhouses, hedges etc and all appurtenances. In full satisfaction of Samuel Wyatt's share in the Manor and messuage purchased by him jointly with Jacob Turner and Joseph Caldecote of Joseph Churchill, subject to before mentioned Term of 2000 years with redemption at £7200.
