Lease and Release, £1700: (i) Robert Gardiner of Sleaford, Lincolnshire, clerk (son and heir of [-] Gardiner, late of Sleaford, and wife Jane, both deceased); Elizabeth Courtman of Northampton, widow; Hester Chibnall of Newton Blossomville, Buckinghamshire, widow; Thomas Hayes of Northampton, infant (son and heir of George Hayes, late of Northampton, hosier, deceased, son and heir of Thomas Hayes, late of Northampton, hosier, and wife Barbara, both deceased); Jane, Elizabeth, Hester and Barbara were all daughters of Gerrard Gore, late of Northampton, esquire, deceased, living at the time of his death. (iii) Richard Raynsford of Dallington, Northamptonshire, esquire, and Gerrard Gore. - The Manor of Bolnhurst and divers messuages etc in Bolnhurst, Pertenhall and Husborne Crawley. In Trust: for Joseph Churchill the elder for 200 years, subject to redemption at £1700; then, as to the Manor of Bolnhurst with messuage etc (except the Advowson of the Church), for Joseph Churchill the younger. - As recited, upon the same Trust. B. Assignment of Mortgage, 18 May 1749: (i) Joseph Churchill the elder and wife Penelope (only daughter of Charles Fleetwood of Northampton, esquire, deceased, and wife Elizabeth, deceased) who was living at the death of Smith Fleetwood, esquire, son and heir of Charles and Elizabeth. (ii) Joseph Churchill the younger. (iii) Thomas Cooke of Stoke Newington, Middlesex, esquire. - As in foregoing, the residue of the term therein recited, upon the same trusts. C. Lease and Release (subject to redemption, £1700) and Assignment in Trust, 19,20 July 1763: (i) Joseph Churchill of Northampton, esquire, a devisee of Smith Fleetwood of Northampton, esquire, deceased (son and heir of Charles Fleetwood of Northampton, esquire, and wife Elizabeth, both deceased). (ii) William Bruce of the parish of St Olaves, Old Jewry, London, turner; John Bowles of Stoke Newington, print seller; joint executors of Elizabeth Cooke, who was sole executrix of Thomas Cooke. (iii) Francis Beynon of Spratton, Northamptonshire, esquire. (iv) John Andrew of Northampton, esquire. Released to Francis Beynon, subject to redemption, £1700: - Divers messuages in Bolnhurst, Pertenhall and Husborne Crawley, being part of the Manor and messuages etc recited in A and B above, which are recited. Assigned to John Andrew for the residue of the term of 200 years: - The Manor of Bolnhurst with messuages etc as recited in A and B: In Trust: The messuages just recited as released to Francis Beynon; for Francis Beynon for the better securing of the payment of the £1700 before mentioned, and after payment thereof for Joseph Churchill to attend the Inheritance. The Manor and the residue of the said messuages; for Joseph Churchill to attend the Inheritance. D. Lease and Release and Declaration of Trust, 10,11 July 1765: (i) Joseph Churchill (ii) Francis Beynon (iii) John Andrew All as in C above. - The Manor of Bolnhurst with all messuages etc as recited in C, and all other messuages etc of Joseph Churchill in Bolnhurst, Pertenhall, Husborne Crawley and Keysoe. Released to John Andrew subject to redemption as before mentioned. John Andrew declares that he stands possessed of the premises upon the trusts recited in C. E. Lease and Release, 27,28 March 1772. Francis Beynon and Joseph Churchill to Christopher Smyth, subject to redemption by £2400 paid to Francis Beynon for debt of Joseph Churchill and £100 to Francis Beynon; Assignment to Edmund Smyth in trust for Christopher Smyth: (i) Francis Beynon (ii) Joseph Churchill (iii) Robert Andrew of Harleston, Northamptonshire, esquire (iv) Christopher Smyth of Northampton, gentleman (v) Edmund Smyth Reciting that John Andrew died 1766 having made Robert Andrew his sole executor, who duly proved his will; Deed of Settlement, recited in A, C and D above; A, C and D. - As therein recited. In Trust: for the better securing of the repayment to Christopher Smyth of the aforesaid £2500, then for Joseph Churchill to attend the Inheritance. The like Trust declared by all the parties to apply to any other person who might hold a term of years in the premises recited. F. Act of Parliament 1778 for inclosing all the open lands and grounds in the Manor and Parish of Bolnhurst lying in Town Fields and Wood End Inship, and vesting the same in Joseph Churchill, as in (ii) in E (details given). In satisfaction for all tithes and other dues payable to him therefrom: - in South Field: 3 roods 2 perches - in Blastcroft Field: 6 acres 2 roods 38 perches In satisfaction for his open fields etc: - in Mill, Hainsborough and Ladycroft Fields: 178 acres 34 perches - in Wood, Moors, Deanly and Church Fields: 414 acres 2 roods 33 perches - in Wood End Field: 10 acres 2 roods 5 perches G. That the parties recited as (iv) in BS1818 [Jacob Turner, John Caldecott, Samuel Wyatt, John Harvey] have agreed to purchase from Joseph Churchill as in (ii) therein his manor in Bolnhurst and messuages, lands, tithes, new inclosed lands etc in Bolnhurst, Pertenhall, Husborne Crawley and Keysoe for £11,700, of which £2500 is to be paid to Christopher Smyth as in (i) therein and as (iv) in E above, and £7200 is to remain on mortgage. Now: (i) Christopher Smyth to (iv) Jacob Turner, John Caldecott, Samuel Wyatt, John Harvey in BS 1818 for £2500 paid to him for the proper debt of (ii) Joseph Churchill: - The Manor Bolnhurst with messuages etc and messuages in Bolnhurst, Pertenhall, Husborne Crawley and Keysoe as recited in A, C, D and E above. Upon trusts hereinafter specified. (ii) Joseph Churchill to (iv) Jacob Turner, John Caldecott, Samuel Wyatt, John Harvey as in BS1818 for a further sum of £2000 (this sum with the aforesaid £2500 and the sum of £7200 remaining on mortgage making up the agreed purchase price of £11,700): - The Manor and Lordship of Bolnhurst with all appurtenances and six tenements or farmhouses in Bolnhurst, Pertenhall and Husborne Crawley, in the occupation of William Blick, Philip Blick, William Coleman, Stephen Parish, Richard White, William Beaumont, Robert Benny, with yards, orchards and homesteads, etc thereto belonging; - 3 closes lying near one of the said messuages and farmhouses called Bolnhurst Bury; - Closes called: Great Albains Little Albains Sabey's Brays Sheels Bushooks Pecks Cocks Pightles Rangers Park Little Sextons Great Sextons Great Coppice Little Coppice Allwig's Barn Pightle Moats Pightle New Drove Round Leyers Drowlers Taylers May Pound Bush Closes Lower Bush Northfields Staughtons Windings Blacksmiths Griffins Great Obeness Carters New Grove Long Pecks Pightle Jarvis's Five Acre Dovehouse Brays Hickmans Pightle Great Offness Little Offness Frostlands Offness Meadow The Little Wood Total (old inclosed land): 250 acres - Cottages or tenements in Bolnhurst in the occupation William Peck, Benjamin Bonfield, John Bransoe, Francis Elms, John Ball and John Negus, their under-tenants or assigns, with homesteads or pieces of new inclosed land etc thereto belonging; - Piece of land before mentioned (part of the late common fields of Bolnhurst) containing 83 acres 3 roods 2 perches, lately admeasured, in South Field: - on south east: Road from Bolnhurst to Bedford - on greatest part of south west: Old inclosures of John Harvey, esquire - on small part of north west and remaining part of south west: Land vested by the [Enclosure] Act recited in F in said John Harvey - on remaining part of north west and on west: Land thereby vested in the Reverend Isaac Averne - on north: Land thereby vested in William Milton. - Piece of land also before mentioned (other part of the said late common fields) containing 6 acres 2 roods 38 perches, in Blastcroft Field: - on south east: Second plot of land vested by said Act in Isaac Averne in lieu of his tithes - on south west: Old inclosures of John Harvey - on north west and north east: Other land vested by the Act in Joseph Churchill, both which parcels are vested in him in lieu of his impropriate tithes arising from all the land in Town Fields and Wood End Inship in Manor and Parish of Bolnhurst. - Piece of land (other part of late common fields) in Mill, Hainsborough and Lady Croft Fields (178 acres 36 perches): - on all parts of west: Town Street and old inclosures of Joseph Churchill - on north: The Lordship of Keysoe and land vested by the Act in Thomas Martyn, William Sharman and the Churchwardens and Overseers of the poor of the parishes of Abbotsley and Bolnhurst respectively - on part of south and east: Land so vested in William Sharman - on remaining parts of east: Lordship of Colmworth and land hereby vested in Thomas Estwick - on remaining parts of south: Lands so vested in Thomas Estwick. - Piece of land (other part late uninclosed lands and grounds) in Wood, Moors, Deanly and Church Fields (414 acres 2 roods 3 perches): - on part of south east: Second plot of land vested by the Act in Isaac Averne in lieu of tithes - on south and remaining part of south east: Part of the land vested in Joseph Churchill in lieu of tithes - on all parts of south west, west and south: Old inclosures of the Earl of Ashburnham and others - on other parts of north and west: Old inclosures of Joseph Churchill - on remaining parts of north: Open fields of Keysoe - on northeast: Public carriage road from Bolnhurst to Keysoe - on all remaining parts except where adjoining land vested in Isaac Averne: Old inclosures of Joseph Churchill and Thomas Estwick respectively. - Piece of land (other part of late unenclosed lands and grounds) in Wood End Field (10 acres 2 roods 5 perches): - on north and south: Land vested by the Act in William Gery - on east: Lordship of Little Staughton - on west: Lordship of Pertenhall. The three last mentioned pieces of land were vested by the Act in Joseph Churchill in lieu and in full satisfaction of his open field and right of common in Town Fields and Wood End Inship in Manor and Parish of Bolnhurst. All which premises were parcel or reputed parcel of the Abbey of Thorny, Cambridgeshire, dissolved. Also: Free Rents or Rents of Assizes: 17s 1d; Tithes of Corn and Grain and all hereditaments arising from the old inclosed part of the Manor or Parish of Bolnhurst not exonerated by the Act or from the parishes of Pertenhall and Keysoe or to the said Abbey formerly belonging; and all other Manors and messuages etc of Joseph Churchill in Bolnhurst, Pertenhall and Keysoe, with messuages and all appurtenances, profits of courts, courts leet, view of frankpledge, courts of baron, goods and chattels of felons, waifs and estrays etc and all appurtenances. Upon Trust: For the use of Joseph Churchill for 2000 years; Then: One equal undivided third part each to Jacob Turner, John Caldecott and Samuel Wyatt and their respective heirs and assigns for ever, John Harvey being trustee for Samuel Wyatt; Subject to redemption: £7200.
