    reciting will of George Wells, dated 2 December 1841 – i) is trustee of said will premises put up for auction at Rose Inn in Bedford on 10 July 1861 and ii) declared highest bidder for £390 since then ii) has agreed to sell premises to iii) at an advance of £25 on the purchase money so for £390 paid by iii) to i) and £25 paid by iii) to ii) i) by direction of ii) conveys to iii) ... ground in parish of St Paul’s NW. Mr Eastaff NE. 2ndly described SE. once Thomas Elger, now Mr Tebutt SW. Tavistock Street once computed to measure 26´ 3´´ on NE. or back part but has been found by measurement to contain 26´10´´and contains 35´ in breadth on SW. or front once computed to contain 120´ in length but contains by measurement on NW. 120´ 2´´, and on SE. 120´ 10´´ part of what was once called Sadlers Corner ... messuage etc. standing on part of said ground ... another part of said Sadlers Corner, containing by admeasurement on SW. side next last piece ground and in part next other ground, once Thomas Elger now Mr Tebbutt 72´ 9´´ contains by admeasurement on SE. next other ground of James Burr 33´. On N. side abutting on premises late of George Peregrine Nash, deceased and now of William Joseph Nash 53´.
