    Reciting Ellis Piggott Jeakings died 23 November 1911 seised of the hereditaments described in (a) - (g) below. The Will of Ellis Piggott Jeakings dated 28 July 1911 proved at the Principal Probate Registry 22 May 1912 by both executors; his sister Letitia Carter and George Wagg of Biggleswade and devised all his real estate unto them upon certain trusts mentioned in the will. George Wagg for himself and as attorney for Letitia Carter pray to be admitted tenants of the following hereditaments: (a)Cottage or tenement, yard and outbuildings and premises situate in Sun Street formerly in the occupation of Henry Garner. (b)Cottage or tenement and premises with appurtenances formerly in the occupation of John Leach. (c)Messuage, cottage or tenement with appurtenances situate in Sun Street formerly in the occupation of John Huckle. (d)Cottage or tenement and land situate near the premises formerly the Anchor Inn, bounded on the N. by land now or late of [ ]Field, on the E. by a cottage now or late of Ann Francis and on the S. and W. by a yard, together with the joint use of the yard, well and privy, which said cottage and premises were formerly in the occupation of Joseph Francis. All which said premises are now in the respective occupations of [ ]Brown, [ ] Stocker [ ] Stocker and Mrs Puttrill. To which premises Ellis Piggott Jeakings was admitted tenant 27 April 1894 (Z 590/52). (e) Piece or parcel of land with two cottage situate near the premises formerly the Anchor Inn, Biggleswade, having a paved court in front on the South and bounded on the West by property now or late of W Ekins, on the N. by property of the late Colonel Robert Henry Lindsell and on the E. by property of the late Nathaniel Garner. Together with the joint use of the pump and well in the yard adjoining. The same cottages are now in the occupation of Joseph and William Gauge (to which premises Ellis Piggott Jeakings was admitted 27 Apr 1900 on the surrender of Elizabeth Sarah Hooper). (f) All that piece or parcel of land near Crab Lane and Anchor Road in Biggleswade containing in length 41’ and in breadth on the E.19’ and the W. 12’ exclusive of a footpath 5’ wide leading into Anchor Road. Bounded on the E. by a cottage and garden formerly of Edmund Garner, on the S. by land late of Messrs Rudd and then of Messrs Spottiswoode and Stileman , and on the W. by a yard or garden with cottages formerly of Cornelius Bennett and Robert Twelvetrees and then of Cornelius Bennett, and on the N. by the said footpath. Together with the five cottages standing thereon and the right of way for the owners and occupiers of the said premises over the footpath. Together with joint use of the Well and Privy belonging to the cottages lately of Thomas Gale subject to a proportionate part of the expense of keeping the well and privy in repair. All of which cottages are now in the respective occupations of R[ ]Holland, [ ]Dennis, [ ]Smith, William Pepper and one unoccupied. To which Ellis Piggott Jeakings was admitted tenant 25 April 1902 (Z 590/57). (g) All that piece or parcel of ground situate in Biggleswade in Anchor Yard in Sun Street with the two cottages standing thereon formerly in the respective occupations of Mrs Wilson and George Jackson and now of [ ] Loveridge and [ ] Boness. To which Ellis Piggott Jeakings was admitted tenant 22 April 1905 (Z 590/65). The said Steward grants and delivers seisin and by the rod all the above to George Wagg and Letitia Carter and their heirs according to the custom of the manor. Rents: 8½d. Fine: 4½d. Fealty: respited. Enclosed: Notice from W F A Fletcher, Steward of the Manor of Biggleswade, to Mrs Letitia Carter and Mr George Wagg that they are entitled to buy the freehold to their property in consideration of payment of compensation to the Lord and Stewards fees.
