    Recitals Court Baron or Customary Court for the Manor of Biggleswade held 26/27 April 1814 at which James Hart was admitted, on the surrender of Thomas Gale, according to the custom of the manor, to a piece of ground mentioned below and hereby assured (see (a) below). [note: James Hart was admitted to another piece of land at the court recited - see Z 590/3; James Hart is described in recital as having been of Old Warden at the time of the Admission.] Will of James Hart, dated 24 Oct 1836, in which (amongst others) he devised to his wife Kitty Hart for life (if she should so long continue his widow) the piece of ground and cottage erected thereon (see (a -b) below) and from and after her decease or the second marriage of his wife Kitty, he directed and empowered (i), as soon as conveniently might be, to sell and dispose of, either by public auction or private contract, all his said copyhold estates at Biggleswade and declared the usual power of conclusive receipts to purchasers. That James Hart died 9 Nov 1836 and his will was proved by (i) in the Prerogative Court of Canterbury on 3 Dec 1836. That Kitty Hart died 26 Nov 1856. That (i) in exercise of the said direction have contracted and agreed with (ii) for the sale to him of the said piece of ground and premises with appurtenances and the absolute inheritance thereof in possession according to the custom of the manor free from encumbrances except rents, fines, suits, and services therefore due and of right accustomed for £52. Operative Part Bargain and sale from (i) in pursuance of the contract and in consideration of £52 paid to (i) by (ii), to (ii): (a) piece or parcel of ground situate in Biggleswade near Crab Lane, containing 41’ in length, 19’ in breadth at the E. end and 12’ in breadth at the W. end exclusive of a footpath or way 5’ wide leading into Crab Lane, as the same piece of ground is now fenced and bounded on the E. by a cottage and garden now or late of Edmund Garner, on the S. by land of Messrs Rudd, on the W. by a yard or garden late of Thomas Gale, then of James Hart and now Messrs Bennett and Twelvetrees (? the land as in Z 590/23) and on the N. by the said footpath or way. (b) a brick built and slated cottage or tenement erected and built on (a), situate near the Anchor End in Biggleswade and now in the occupation of John Rook. Together with a right of way and passage for the said Edward Twelvetrees and the owners and occupiers of the said piece of ground on and over the said footpath or way; and use of the well and privy belonging to the cottage and premises late of Thomas Gale and now of [ ] subject to a proportional part of the expense of keeping the said well and privy in repair. Habendum: to the only and absolute use and behoof of the said (ii) his heirs and assigns, according to the custom of the manor and by and under the accustomed rents, fines, heriots and services. Covenants by (i) for further assurance etc. (standard clauses) Receipt, and signing, sealing and delivery by (i) witnessed by William Thomas Chapman of Biggleswade, solicitor, and Arthur Hunt, clerk to Mr Chapman. Dorse: note (29 Apr 1859), signed by Thomas Veasey, Deputy Steward, of receipt of ‘the original deed...for presentment at Court held this day for the Manor of Biggleswade.
