    Abstract of title of Joseph Gutteridge to land at Dunstable reciting deed of covenant of 30 June 1862: i) John Anstee, Lewsey, near Dunstable, farmer; ii) Charles Stockdale Benning, Dunstable, gentleman; iii) said Joseph Gutteridge. Reciting release of 19 Feb 1861: a) Daniel Thomas Warren; b) Joseph Flowers; c) Edward Lucas, William Willis; d) said Joseph Gutteridge; e) said John Anstee; f) said Charles Stockdale Benning; by which pieces of land therein described, were conveyed on such trusts as e) should appoint and in default to use of e) for life with limitation to f) during the life of e) in trust for him. Now in consideration of £1300 paid by iii) to i), i) appointed that lands thereinafter described should remain to use of iii) for ever; also ii) as trustee by direction of i) released to iii):- the close east of the Waggon and Horses Close (4 acres 1 rood 19 perches), SW Joseph Mayles, Waggon and Horses Close, NE Little Englands, SE King Street formed out of the field called 15 acres Great Englands, NW Englands Lane; Little Englands Close (arable) (8 acres 2 roods 20 perches), SW above piece of ground, NE Dunstable Poors Land Charity, SE formerly Richard Gutteridge and then the British Land Company Limited called Great Englands, NW England’s Lane, subject to a public right of footway along SW side of Little England’s Close; tithes of corn, grain and hay; the Waggon and Horses Close at back of South Street otherwise Watling Street, and parcel of Great England (2 acres 3 roods), NW brickwall separating said close from adjoining properties of Joseph Mayles, NE the close east of the Waggon and Horses Close, SE King Street, SW Joseph Gutteridge, Miss Guille, Thomas Gostelow and Joseph Flowers, subject to public right of footway across said close to the E corner; small slip of ground on NE side of South Street forming the carriage or cartway leading from South Street to Waggon and Horses Close, NE Waggon and Horses Close, SE Thomas Gostelow, NW Joseph Flowers, subject to rights of way to owners of adjoining properties; tithes of corn, grain and hay (as shown on plan on original deed).
