i) Harry Rixson; ii) Henry George Balance, Dunstable, as agent for the Institute. Now i) agrees to let room on right side of entrance to 22, High Street [South], Dunstable (as is now used as a Reading Room); term – 24 June 1908 to 29 September 1908 and so from year to year until 3 months notice is given by either side to determine such lease at Michaelmas only; rent £12 per annum. i) will pay all rates and taxes and to clean, dust and tidy the room, to light the fires and extinguish the gas; ii) agrees to pay 2s per week as caretaker.
