    Abstract of title of the Trustees under the will of William Theed, esquire, deceased, to an estate in Bedford. Recites various deeds as follows: A. Conveyance (lease and release), 29,30 May 1711 (i) Thomas Hawes of Bedford, gentleman (only son and heir of John Hawes, gentleman, who was brother and heir of Thomas Hawes late of Hartingford Bury, Hertfordshire, gentleman, deceased) and Mary his wife (ii) Alexander Leith of Bedford, clerk Consideration: £450 paid by (ii) to (i), (i) grants to (ii): -- capital messuage or tenement with appurtenances in the South End of Sheeps Cheaping alias Angel Street in the parish of St Paul, Bedford, in the occupation of Mrs Cobb. North - messuage of Robert Courtman, Batchelor in Physic South - another tenement formerly of Thomas Hawes, grandfather of (i), in the occupation of Mrs Manly East – a place called the Bull Ring West – a ditch called King's Ditch alias Saffron Ditch -- and also all that close of pasture and orchard adjoining, formerly in the occupation of Francis Brace the younger. Covenant by (i) to levy fine of premises to (ii). B. Grant of tithes, 30 May 1711 (i) Thomas Hawes (ii) Alexander Leith Consideration: 5 shillings paid by (ii) to (i) -- all the small tithes or privy tithes and tithes of hay coming, growing or increasing etc out of the above premises. C. Final concord, Trinity and Michaelmas terms, 10 Queen Ann [1711] (i) Thomas Hawes and Mary his wife (ii) Alexander Leith -- one messuage, two gardens, one orchard, and two closes of pasture with appurtenances in the parish of St Paul, Bedford. D. Assignment of mortgage by demise for 200 years, 21 July 1711 (i) Andrew Prince, citizen and girdler of London (ii) Thomas Hawes and Alexander Leith (iii) Francis Brace the elder of Bedford, gentleman, and John Thurlow Brace, gentleman, eldest son of said Francis Brace. Reciting: Mortgage of premises by John Beacher of Bedford, gentleman, to Benjamin Barnardiston of London, gentleman, for £200, 25 June 1652; Assignment to William Crow, gentleman, 20 October 1673; Assignment to Richard Dawson, citizen and draper of London, in trust for Edward Becher of London, silkman, and Richard Becher of London, drugster, 28 November 1676; Money not repaid, and 'the said Edward Becher and Richard Beecher did afterwards purchase the Remainder and Inheritance of the said Premises to the use of them and their heirs, and after such Purchase sold and conveyed same Premises unto and to the use of said Thomas Hawes, deceased'. Reciting: Conveyance and assignment of term of years, 30 November 1680 (i) Edward Beecher, Richard Beecher, John Beecher and Richard Dawson (ii) Thomas Hawes and Andrew Prince Property assigned to Andrew Prince for residue of term of 200 years in trust for Thomas Hawes and heirs. Whereas: Thomas Hawes (party to deed) had lately sold and conveyed premises (except the orchard at the North end of the Close, late in the occupation of John Higgs) to Alexander Leith NOW (i) assigns residue of term of years to (iii) in trust for Alexander Leith and his heirs. E. Post nuptial marriage settlement, 21,22 January 1714 (i) Alexander Leith and Martha his wife (late the widow of Thomas Salusbury, late citizen and stationer of London, deceased) (ii) Martha Ekins, widow and relict of Alexander Ekins, late of Orlingbury, Northamptonshire, clerk, deceased, and John Glendon of Great Harrowden, Northamptonshire, esquire (iii) Thomas Glendon of Simonds Inn, London, gentleman, and John Towersey of the parish of St John, Bedford, Batchelor in Divinity. Recites: Marriage settlement, 9 October 1699 (1) Alexander Leith (2) Martha Ekins, John Glendon and Martha Leith (then Salusbury) Intended marriage of Alexander Leith and Martha Salusbury; Martha entitled to all real and personal estate of her late husband, Thomas Salusbury; agreed that Alexander Leith should receive rents and profits of her jointure for their joint use; Martha to dispose of her said third part of her first husband's personal estate as she should think fit; Alexander covenanted to Martha Ekins and John Glendon that all other estate should be at sole disposition of Martha Leith, who was to have full power to place out monies at interest as she should think fit; also to have power to dispose of personal estate by will. Recites: Personal estate of Martha was in the hands of Alexander Leith, and amounted to £500. Recites grant of small tithes; that Alexander Leith had spent several sums of money in new building and repairing the premises; Agreed between parties with consent of Martha Leith that in satisfaction of said £450 part of £500 in the hands of Alexander Leith the premises and small tithes should be conveyed to (iii) in trust NOW consideration as above, Alexander Leith grants to (iii) premises and tithes as aforesaid to hold to (iii) to use of Alexander for life, to Martha Leith for life, to uses declared by Martha Leith, or to right heirs of Martha. F. Will of Martha Leith, made 3 May 1735, with codicil 24 March 1736 Reciting: Agreement of 9 October 1699, and E above; that Alexander Leith was since dead. Martha devises, limits and appoints premises and tithes to Francis Sawyer of Ashley, Northamptonshire, clerk, and charges them with payment of £260 within three months of her death to her niece Martha Sawyer, spinster, one of the daughters of her sister Sarah Sawyer, deceased, and Martha Pimlott, widow, one of the daughters of her sister Frances Fletcher, on trust to pay the same to her said sister Frances Fletcher in case her husband Charles Fletcher shall be dead. But if Charles survive Frances etc. G. Conveyance (lease and release), 14,15 October 1740 (i) The Reverend Francis Sawyer of Ashley, Northamptonshire, clerk, and Catherine his wife (ii) The Reverend Robert Lambe of Bedford, clerk, and Martha his wife (late called Martha Sawyer, spinster) (iii) The Reverend Henry Lambe of Cranford, Northamptonshire, clerk, and John Aldwinckle of Kettering, Northamptonshire, gentleman Consideration: £475 paid by Robert Lambe, and 5 shillings paid by (iii) to Francis Sawyer, (i) grant premises to (iii) on trust for use of Robert Lambe, for life, then to use of Martha Lambe for life, then to be sold for the benefit of children of Robert and Martha Lambe.
