    Draft abstract (with some annotations in red ink) of the Title of Mr. Samuel Wilsey Johnson to freehold land in Clipstone Road, Luton. Recites indenture of 4 February 1907 between: 1. The Newcocmbe Estates Company, St. Mary Road, Market Harborough, Leicester (the Company) 2. George Powdrill, Luton, merchant and contractor (purchaser Recites deed of 15 January 1907 the land passed to the use of the company. Recites that George Powdrill has agreed with the company to purchase the land for £1,107 16s 7d, namely: 45 poles and 22 yards of land (PLAN) - east side: new road called Clipston Road, leading out of Dallow Road with a front of 13 feet - south side: land contracted to be sold by the said Company to William Mardle, 95 feet - west side: land of the Newcombe Estates Co. Ltd to be sold by the Company by Francis Crawley and measuring 131 feet. - north side: by land now secondly described. schedule of covenants follows, which include: - the front of all houses and buildings on the land shall be set back to a building line of 8 feet from Dallow Road and 6 feet from Clipston Road. - purchaser G Powdrill to erect a fence at his own expense along south and west sides of piece of land [conditions re. heights of fences follow] - no house or building to be used for the sale of intoxicating liquor, or any other noisy, noxious or offensive business. - no caravan, house on wheels, booth, show, swings or roundabouts to be allowed on the land.
