- 1/3rd part of yearly rent of said estate

-Great Bishops, Biggleswade (4 acres), when 21 (freehold) when he receives property he is to pay 1/3rd part of yearly rent to mother, Eleanor
- after decease of mother, malt house etc
-Little Bishops (1 1/2 acres), Biggleswade
- when 21, aforesaid freehold land
-freehold land at Galley hill, Hemingford Gray, Hunts (4 acres) said James to pay 1/3rd of rent to mother, Eleanor another moiety of 1/3rd part to be paid to brother, Thomas
