Order of Chancery, confirms above purchase money to be paid into Court, 7 Aug 1897. 6 plots of land :- 1) 1A, 1R, 10P, 2) 1A, 1R, 25P, 3) 2A, 0R, 16P, 4) 0A, 2R, 35P, 5) 0A, 2R, 20P, 6) 2A, 1R, 35P, Total 8A, 2R, 21P.In area of Baker Street & extension of Albert Road show Sell & Impey plots & Ashton's plot owned now by various owners, also diversion of footpath into Albert Rd Extension. Children's Home is shown i.e. built by this date) All marked on plan of area 2) free passage on roads (recently farmed by 1), right to use drains & sewers. Covenant of 2) within 2 years complete to satisfaction of Luton Corporation or Urban Sanitary Authority Streets or roads (Similar to Contract) 1) Leighs 2) Messrs Free & Son. Roads coloured yellow on Plan, i.e. continuation of Albert Road from Cowper Road in W. direction for length of 520 ft, in continuation of Harcourt Street, southerly for 540 ft. & further continuation of Cowper Street in a Southerly direction for 120 ft. Uniform width of 36ft, 15 Apr 1897. i.e. Brown has to make up extension of Baker Street up to land of Churchwardens of Luton ( past Chase Street turn) & Albert Road extension from Baker Street to Cowper Street. Brown to erect & maintain ""unclimable iron fence"" not less than 6ft high across S.E. end of Baker Street when the same shall have been formed so as to prevent use of street by owners of property to the South without consent of the Leighs. Leighs at liberty to remove present fence on S.W. side of land conveyed at any time within one month after date. Brown will then erect forthwick & and maintain for so long as Leighs require it. On S.E. & S.W. side of land conveyed strained barbed wire fence, of not less than 6 strands with proper posts or supports or other suitable fence not less than 5ft high to separate land sold from other land belonging to 1) but openings & gates at S.E. end of Cowper Street & Harcourt Street & at S.W. end of Albert Road so as to allow Leighs free access to roads & to their adj land.
