    To Trustees, son of John, servant to Anthony Nirkwin of City of London, Esq. & esteemed friends of John Higgins of Gibraltar, Parish of Flamstead, Herts & Valentine Willis of Luton, Gent, all freehold messuages, cottages, lands, tenements etc; personal estate and effects & ready money & securities on trust:- to wife Phoebe for life. THEN to son John, 2 cottages with barns, yard, gardens & piece of meadow or pasture ground in Kinsman Green & now in occupance of Thomas Charge & Testator. To son William, 2 other cottages with yard & garden lying at Kinsman Green now in tenure of George Barnes & Benjamin Winch. To son James, 3 cottages or tenements with Barns yard & gardens in Park Street alias Pound End, Luton, now or late in occupance of William Radbourn, Thomas Scrivener & John Warren, labourers & piece of garden ground belonging at Luton now in occupance of George Day to daughter Elizabeth Pates, wife of William of Luton, gardener, 3 cottages with barns & yard in Park Street, Luton at the top of the yard of last mentioned premises, now in occupance of Widow Bent, Samuel Webb, & William Hile, labourers. Reversion to her children as Tenants in Common. Granddaughters, Ann daughter of William & Sarah Poulter:- 2 cottages with Barns & yard in Park Street, Luton & in same yard as premises devised to son James, now in occupance of Samuel Bent & Thomas Ironmonger Reversion to her children as Tenants in Common to granddaughter Amelia Wilmore (daughter of George & Sophia) 2 cottages with barns & yard in Luton now in occupance of Thomas Hawkins & George Day, labourers. Reversion to children Ultimate Reversion back to Testator's children as Tenants in Common, daughter, Elizabeth Pates legacy of £10, each gnd children one guinea each both out of personal estate.
