(owner) 2) Charles Thomas Warde of Clopton Ho, Warwicks Esq (former owner) 3) Marianne Warde, wife of 2) (beneficiary of rentcharge) 4) John Bennet Lawes of Rothampstead Park Herts Esq, Henry Bury of City of Manchester (Trustees of Rentcharge) recites a) Marriage Settlement 1) Charles Thomas Warde (marrying party) 2) Marianne Lawes, spinster (marrying party) 3) John Bennet Lawes, Rev John Wheeldon (died 4 Ap 1844) Charles London (died 2 Feb 1844), John Morford Cottle (Trustees estates in Welcombe Stratford & Hampton Lucy, Warwicks to which 1) entitled in fee in remainder expectant on the death of:- Un Gamaliel Lloyd if 2) dies before 1) estates liable to £1000 pa rent charge in ""lieu of dower or thirds & freebench"" 18 Oct 1834. b) Release & Agreement to Lease for 99 years 1) Charles Thomas Warde & Marianne his wife 2) John Bennet Lawes & John Morford Cottle (nominees of Marianne) 3) Richard Marriott Freeman 4) Henry Bury 5) Charles Thomas Warde again release from Marriage Settlement agreement of Charles Thomas Warde to produce £1000 pa annuity if Marianne should survive him secured by 2) or any nominee of Marianne, 20 Sept 1845. c) Appointment of New Trustee, 1) Charles Thomas Warde & Marianne his wife 2) John Bennet Lawes & John Morford Cottle 3) Henry Bury (new Trustee) in place of Cottle 31 July 1846. d) Contract for sale for £159,796.16s.0d. by John Crichton Stuart, Earl of Bute to Charles Thomas Warde Luton Hoo estate listed in schedule as follows below: ""parts situate in East & West Hyde freed of all Great Tithes, the same having been theretofore belonged to John Crichton Stuart, Marquiss of Bute etc & having been then recently merged by him in such lands."" (under 1837 Tithe Commutation Act). Also seised of 40A in addition. Excepts Quit Rents & Annual payments in East & West Hyde undated. Lands list in schedule Summaries Farm Tenant John How /446A 3R 4P/ £440 pa rent in 1851 (lease from Charles Thomas Warde 1 Mar 1847 for 21 yrs from 29 Sept 1843) 'NB This is a Corn rent' varying acc to Price of grain - wheat above 7s per bushel rent is £500, if at 7s. £480, if below Copthall Farm Tenant William Plummer 380A (rent of £267.10s.7d) in 1851) (lease from Marquis of Bute of 23 Sept 1844 for 12 years from 29 Sept 1843, Also a corn rent, rent received being £365.14s. Subj to deduction from or addition to last quarterly payment of rent of so much money as the value of 522 bushels of wheat & 915 bushels of Barley, calculated acc to averages for the year should fall short or exceed £365.14s. Wheat in range 5s to 9s & Barley at the price it might be when wheat was 5s or 9s. West Hyde Farm tenant Mathew Gutteridge:- 250A 1R 29P (Rent in 1851 £168.18s.2d. lease as Copt Hall above. similar corn rent too. Rent reserved £230.18s. 330 bushels of wheat 557 the bushels of barley. New Mile End Farm, tenant Edward Meacher /332A 3R 29P/ /Rent in 1851 £228.1s.11d. under lease as Copt Hall above. Similar corn rent too reserved rent £393.17s. 563 bushels of wheat & 984 of barley 'it will be seen from the above that all these corn rents are now at their lowest amount. New Mill End Mill & lands, tenant John Jones : 95A 1R 11P (Rent £200 pa fixed) (lease from Charles Thomas Warde).
