    To w. Mary for life. -- messuage wherein I now inhabit in Chaul End w. 28 ac. land in fields of Caddington. To s. Thomas. -- the above (after death of Mary). -- Harlington Close (5 ac.) in Harlington. -- messuage etc. in Streatley (already settled on him) wherein he doth now inhabit. To eldest son William -- Lease of Green end farm in Caddington, now occ. by him on condition. To pay on behalf of Mary Elmer (daughter of testator, wife of Thos. Elmer.) -- £100 to trustees Wm. Spicer als. Helder of Offley Herts. & Thos. P., to be at interest for Mary ('her said husband not to meddle therewith or have any interest thereunto') until Thos. E. the elder shall make a settlement of all his houses upon Thos. & Mary which he promised to settle on them on their marriage. Then the £100 to T. Elmer the younger. But if no settlement before death of Mary - to be laid out in purchase of land etc. for benefit of her children. If no children - to be divided betw. William & Thomas. But if Wm. fails to pay the £100 ;- then his messuage to Wm. Spicer etc. & Thos. P. until this purpose fulfilled. 'Provided also and subject nevertheless to the further condition (And I doe hereby fully and cleerely declare my Will and true meaning to be) that in case the sd. Wm. Pedder ... shall at any tyme ... after my decease in any way ... trouble, molest, vex or disturbe my sd. son Thos. ... by reason of his ...holding and enjoying of all or any the messuages ... before in this my Will given setled and confirmed ... or ... before ... setled on my son' of if he shall refuse to do any act or conveyance required of him by Thos. - the bequest to him to be void and Green End farm to Thos., subject to same proviso on behalf of Mary. --To grandchn. Wm., Thos., Jn. & Mary Pedder & Mary Elmer - £5 ea. after death of wife Mary. wife Mary - sole exectx. 'and I doe hereby revoake & make voyde all former & other Wills by me made and doe declare this contained in five sheetes of paper to be my last Will & Testament In Witness whereof to everyone of which sayd sheets I have set my hand & seale'.
