Settlement being Conveyance to (4) to uses by William Theed senior and Martha: several properties listed in Ledbourn and two messuages or tenements with appurtenances standing on West of High Street in parish of Bedford St Paul, late in tenures of Samuel Richardson, cutler, and Jane Covington, spinster, now in the tenures of John Howard and Charles Jones, bounded: North - messuage in occupation of John Yarnton; South - messuage in occupation of Samuel Warner, which two messuages adjoining to each other were formerly used as a common inn called the Chirurgeons Arms.     Reciting that in Michaelmas 1748 Samuel Sanderson and Thomas Woodward recovered against William Theed junior a judgement for £1400 borrowed, besides costs. Reciting tripart indenture 20 April 1749 between (i) Thomas Woodward and Samuel Sanderson (ii) William Theed junior and (iii) Thomas Pearson, which amongst other things declared that the judgement should be on trust that after death of William Theed junior (if Ann his wife or any children by her should outlive him) then (i) should by force of the judgement raise £700 from his goods on trust for use of Ann and her children. Reciting 3 Mar 1752 between (i) Thomas Pearson (ii) William Theed junior and wife Ann (iii) Thomas Woodward and Francis Jennings, in which Thomas Pearson convenanted that within three years he would sell: - all or any part of his estates in Wrestlingworth and Cople in Bedfordshire and in Great Doddington in Northamptonshire - a cottage and one acre in Kempston then in the occupation of William Bitchenor and Thomas Salisbury and pay the money arising to (iii) on trust that when William Theed junior had made a settlement, then the money was to be used to discharge mortgages on the premises agreed to be settled by William Theed junior, and then the interest on the money was to go to Thomas Pearson for life, then to such persons as would be entitled to profits of premises to be settled by William Theed and when William Theed had made the settlement, to William Theed junior. If no settlement had been made by William Theed junior within the next three years, then all should remain at disposition of Thomas Pearson. Settlement by William Theed junior was to provide for Ann his wife and her children, and to be settled on wife, then entailed on heirs male, then heirs female, in default to heirs of William Theed junior. Reciting that in pursuance of agreement, Thomas Pearson has sold his estates as above, being together of the yearly value of £69 2s 6d which were sold for £1665 which sum has been handed to Woodward and Jennings Reciting that William Theed senior and wife Martha and William Theed junior have agreed to convey to Woodward and Jennings the property below of yearly value of £28 2s 6d, and that William Theed junior has agreed to settle property of the yearly value of £41, being of equal value. Properties in Ledbourn: - messuage with appurtenances in occupation of William Theed senior in Ledbourn with yard and two orchards which were devised by will of William Theed deceased to William Theed senior for life and then to William Theed junior in fee - close of ley meadow and pasture at Ledbourn called New Piece alias Stevens Leys now in two closes abutting East on Church Way - one meadow called Little Alsome, land late of Thomas Rose, esquire, deceased. East - meadow called Great Alsome lying on South and Great Ground called Upper Field West, all containing together about 20 acres and in occ of (1) - sheephouse between New Piece alias Stevens Leys and Long Mead which is comprised in settlements made on marriage of William Theed senior and Martha, and Conveyance to (4) to uses by William Theed junior - four inclosed pieces of pasture, two of which are called Cock Broughton and the other two the Home Closes, containing together 16 acres: adjacent the orchard belonging to a new erected messuage released by William Theed junior to John Smith and the common field of Ascott North; a close of pasture belonging to Mr Joseph West East; and two closes of pasture West - common of pasture for two cows on the common green of Ledbourn and Mentmore all in Ledbourn
