    Recites: 1) Mortgage dated 9 July 1795 Thomas Read, yeoman to Isaac Fossey of Kensworth, yeoman. Consideration £200 - new erected messuage in Flitwick late in occupation of Henry Hobbs and then in Thomas Read’s own occupation and which was theretofore described as a cottage in occupation of John Gibbs afterwards John Elmour and commonly called by sign of the Buck & Dog. - cottage formerly in occupation of John White and then late of Jerey Balls, North the cottage theretofore of George Sole and then late Fitchett, South cottage of Christopher Anderson and late of Thomas Cooke. West late Henry Deacon and then Thomas Read, East common highway from Ampthill to Dunstable. - 8 ac close of arable land behind new erected messuage, theretofore in two pieces and described as lying in field called Wood Field in Flitwick etc. Term 1000 years at peppercorn rent with proviso for repayment of £200 with interest at 5%. 2) Probate will of Thomas Read proved 17 Oct 1800 3) Probate will of Sarah Read proved 19 June 1817 4) Inclosure Act 46 George 3rd (1806) allotting to Sarah Read ‘one plot of land situate in Read’s Close and piece adjoining 9 ac 2p. And one other plot of land being a cottage garden containing 25 perches. 5) Reassignment and extension of mortgage dated 22 Oct 1817. 1 Isaac Fossey, gent. 2 Henry Hobbs, 3 James Oliver of Flitwick farmer. In consideration of £200 from 3 to 1 and £280 from 3 to 2 land transferred to 3 for residue of unexpired term of 1000 years. Interest as before. 6) Letters of administration dated 9 May 1839 granted to George Hobbs of Flitwick as eldest son and next of kin of Henry Hobbs deceased. 7) Reassignment of mortgage dated 27 April 1841 to John Eagles of Ampthill in trust for James Oliver for remainder of term. £600 (£480 and unpaid interest) interest at 4%. 8) Mortgage Lease and release 1 Thomas George Hobbs, 2 James Oliver 28 & 29 April 1841 etc. 9) Letters of Admon of Thomas George Hobbs deceased granted to James Hobbs with statutory declaration of Mary Harland giving details of the Hobbs family. 10) 10 April 1845. 1 Thomas Oliver of Flitwick, farmer, Richard Oliver of Westoning, farmer, Thomas Coster of York Terrace, Regents Park, gent (devisees in trust and executors of will of James Oliver). 2. James Hobbs of Flitwick late a cordwainer but then a farmer. 3. Martha Mary Hobbs of Flitwick, spinster, sister and heiress of Thomas George Hobbs. Thomas George Hobbs died Jan 1844 survived by sister and James Hobbs his half-brother. James Oliver died 8 Feb 1844. James Hobbs agrees to indenture ratifying that estate goes to Martha Mary Hobbs as heir at law and not to him. £600 still remain due with £20 interest. Martha Mary Hobbs paid to Thomas Oliver and Richard Oliver £620 to discharge mortgage. 11) 10 April 1845 Indenture Martha Mary Hobbs desirous said John Eagles should stand possessed of said term of 1000 years upon trust. 12) Indenture 1 May 1845 between Martha Mary Hobbs and James Hobbs. In consideration of natural love for her brother Martha M Hobbs covenants that she and her heirs would stand possessed inter alia to the sole and absolute use of James Hobbs his heirs and assigns. 13) Probate will of James Hobbs dated 25 Sept 1852. Gave £150 to sister Martha Mary Cook, widow (formerly Martha Mary Hobbs), and all real and personal estate to his wife Mary Hobbs. James Hobbs died 1 Oct 1852, will proved 6 Jan 1853. 14) Martha Mary Cook died Nov or Dec 1852, will proved 6th Jan 1853.
