    1) Joseph Tucker, Woodford, Essex, Esq. 2) Robert Barclay, Leyton, Esq. Consideration - £100 deposit and further sum of £5,700 to be paid before 17 January 1853. 1) agrees to sell to 2) - capital messuage etc at Woodford (3 acres), now in occupation of 1) and formerly in occupation of Lewis Doxat. - paddock at Woodford (2 acres) and previously also in occupation of Lewis Doxat and before him by Henry Mildred. abutting: garden of capital messuage, Joseph Tucker, Arthur Fladgate, Peter Clownes. - portion of copyhold orchard called Frithman's in Woodford as lies on South side of wall separating part of orchard from Miss Arundel's garden thence in a straight line to George Lane. Said orchard was formerly in occupation Henry Dunderdale and now of 1) with cottage and premises erected on said portion. - copyhold land (25 p), formerly waste granted to 1). E - George Lane, W & N Joseph Tucker's copyhold, subject to a public footpath (9 feet across) on southernmost end of said land. 1) agrees to deliver an abstract of title to the land. Agreements as to payments of rent and outgoings until 17 January 1853. 1) agrees to surrender copyhold land to the Lord of the Manor to the use of 2). Property firstly contracted to be sold is (with other premises) liable to annual payment of £5 to Lord of Manor and the Rector and churchwardens and Overseers of the Poor of Woodford but has been agreed that it will be paid out of other premises (deed of 20 March 1767). Said premises were formerly the property of Carsten Dirs, whose four daughters - Rachel, wife of Rev Henry Kebbel, Sarah, wife of Herman William Merthens, Sophia Dirs and Harriet Dirs - are unable to produce certificates of their parents' marriage or of their births, but this in not to cast doubt on their power to sell the property to Lewis Doxat. Deeds are in possession of trustees of said Carten Dirs (as they relate also to other property of greater value) but deed of covenant between trustees and Lewis Dirs for their production will be delivered to 2). 2) will buy fixtures on the land - cotts etc. for £200.
