bequeathing a £600 annuity to his wife Maria Ridgway; devising The Villa upon trusts; devising Plume of Feathers, Lake Street, Leighton Buzzard in occupation of George Young to his trustees in trust for (iii) for her widowhood (wife of his late son), remainder for (iv) (daughter of his late son); devising residue of his real estate to trustees for sale; - codicil to will of Charles Ridgway of 4 Apr 1874 devising the house in his own occupation and all real estate in Heath & Reach and Leighton Buzzard, except the cottage purchased of Whiting, to his wife; - second codicil to will of Charles Ridgway of 29 May 1875 devising The Villa upon trusts; - third codicil to will of Charles Ridgway of 28 Oct 1875 declaring trusts for (iii) were limited to her life as ling as she continued a widow and if wedding between her and William Woolston took place his will should be construed as if the trusts had been limited in favour of (iii) not only during her life as ling as she remained a widow but also during the period of her life as wife or widow of W.Woolston and all devises and bequests held by trustees for her separate use; - death of Charles Ridgway on 15 Dec 1876 and subsequent proof of his will in Northampton DPR; - marriage of (iii) and William Woolston on 6 Nov 1875 with no marriage settlement enacted; - Charles Ridgway during his lifetime disposed of real estate at Ham Green; - Charles Ridgeway during his lifetime enfranchised all copyhold real estate held of Manor of Leighton Buzzard alias Grovebury except some purchased shortly before his death known as White House or The Villa to which (v) was admitted tenant on 20 May 1875 by direction of the testator; - property in Addington was subject to mortgage; - shortly after the death of Charles Ridgway William Woolston, by request of (iii) purchased a chapel and five cottages adjoining The Villa and shortly afterwards enfranchised them, converting the chapel into stables and a coachhouse and two of the cottages into a groom's house; - indenture of 18 Aug 1877 appointing William Woolston trustee of the will of Charles Ridgway; - deed poll of 5 Jan 1878 enfranchising the lands to which (v) had been admitted on 20 May 1875 at the expense of the estate of Charles Ridgway; - indenture of 28 Oct 1878 in which (v) granted the newly enfranchised property to the trustees; - death of Maria Ridgway on 19 Jun 1887; - indenture of 23 Oct 1889 appointing James Chatwin and Thomas Montague Richards trustees in place of William Woolston and Theodore Harris; - Francis Louisa, daughter of Charles Ridgway's son H.W.Ridgway married John Downes Southam on 16 Apr 1874, with no marriage settlement being enacted; Rosa, another daughter, married James Chatwin on 18 Oct 1883, no marriage settlement being enacted; another daughter Maria married Thomas Montague Richards on 25 Aug 1886 with no marriage settlement enacted; another daughter Helena Maud married H.C.G.Grover on 22 Sep 1886 with no marriage settlement enacted; - Frances Louisa Southam was 36, Louisa Jane Ridgway was 34, Rosa Chatwin was 33, Maria Richards was 30, Adelaide Ridgway was 26 and Helena Maud Grover was 24; - M.M.Woolston married David Thomas Willis of Leighton Buzzard, solicitor on 25 Sep 1873 with no marriage settlement enacted and Sabina Woolston married Henry Donald Dunlop of Inveresk [Midlothian], colonel in Royal Artillery on 5 Nov 1873 with no marriage settlement being enacted; - M.M.Willis, W.G.Woolston and S.Dunlop were all over 21; - agreement for mortgage on Addington Farm for £6,000 to be transferred to mortgagees on 23 Oct 1889; - only three legacies of £1,000 under the will of Charles Ridgway remained unpaid to M.M.Willis, W.G.Woolston and S.Dunlop after the death of Jane Woolston; - a requisition of (x) in which M.M. and D.T.Willis, W.G.Woolston and L. and H.D.Dunlop agreed to give priority to £16,500 mortgage over the reversionary legacies of £1,000 each; - indenture in which W.G.Woolston, M.M. and D.T.Willis and S. and H.D.Dunlop releasing all residuary real estate of Charles Ridgway for their respective legacies so as to postpone the legacies to security given in mortgage to (x); - (ii), at request of (iv)-(viii) had agreed to concur in the mortgage Operative Part: - (x) paid £6,000 at 4% interest to C.J.K.Woolston, A.C.Keep, W.H.Jackson and N.P.Sharman to transfer a mortgage of 29 Sep 1859; - (x) paid £10,500 at 4% interest to (i) on security of numerous properties including (a) Property: (a) leasehold premises called Plume of Feathers and a pightle of pasture adjoining formerly in occupation of Mary Clarke, then James Clarke, then George Young near the Corn Market of Leighton Buzzard with inn formerly of Thomas Deverell, then John Procter, then William Sanders then Henry Franklin called George on W or NW;
