    1) Rev.William Mudge, Rector of Pertenhall, by his agent John Lake Baker of Hargrave, Northants. (The Landlord) 2) John Lovell of Holly Cottage, Rushden, Northants. (The Tenant) Lease by 1) to 2) on a yearly tenancy from 11 October 1884, of - the farm called Hungry Hill with the house and premises in the parishes of Pertenhall, Beds., and Kimbolton, Hunts. (206a. Or. 1p.) Tenancy determinable on 12 months statutory notice Annual rent: £60, payable by quarterly installments 1) to pay property tax and land tax 2) to pay all other rates, taxes, assessments etc. Reserved to 1), all trees and minerals, with right to enter upon the land and premises to fell trees and dig minerals, making reasonable compensation to 2) for damage 2) not to sublet premises without written consent of 1) 2) to keep premises in good repair externally and internally, accidents by fire and tempest alone excepted, the Landlord to provide rough timber, brick, tiles and lime, the tenant providing all labour, workmanship and cartage. 2) to paint and tar fences with two good coats of oil paint once in every four years, and the exterior of the house once in 7 years tenant providing materials and workmanship. Landlord to have power to have work done, and to recover costs from tenant. 2) to manage the land in a husbandlike manner and to keep the same in a progressive state of improvement, and not to take two white straw crops in succession. To have one fourth of the arable land in fallow or green crops, one fourth wheat, one fourth barley or oats, one eighth clover, and one eighth beans of peas in each year the above rotation to apply to Nos. 1,2,4,7, and 13 in schedule (71a. 1r. 7p.), the remainder of the arable land (nos. 3,9,10, 11 and 14) (89a. 2r. 21p.) to remain at the option of the tenant in a state of rough pasture on condition that he improves the same by sowing seeds from time to time and keeps down all noxious weeds from growing thereon. To consume on the premises all green crops and roots that shall be grown thereon To properly cut and keep clean all hedges, to scour ditches, ponds and watercourses, preserve timber and other trees, throw ant hills and cut out hassocks every year on the grass land At end of tenancy to leave one fourth part of arable land that comes under rotation in fallow of green crop, and one eighth in seeds sown after fallow, to be paid for by valuation in the usual way. To consume and convert into manure all hay, straw, chaff etc. in each and every year, and at the end of the tenancy to leave the manure on the premises and to be paid for all labour thereon in the usual way. 2) not to plough or convert to tillage any old grass land without the written consent of 1), under penalty of £30 per acre. 2) not to mow more than half the permanent pasture during the last year of the tenancy, nor more than one half of the land sown with seeds, nor to fold any sheep off any of the land upon the land of any other proprietor. Tenant to allow 1) or incoming tenant to enter upon the fallows and been stubbles for the purpose of sowing the same with wheat upon 29th September until the end of October To allow 1) or incoming tenant the use of the ponds for a supply of water necessary for preparation & sowing of the wheat To be paid at end of tenancy for all hay, straw and roots at a consuming price. Landlord to deduct from allowances due to tenant at expiration of lease the estimated cost of putting premises in tenantable repair, and also the estimated damage resulting from improper cultivation or bad management of the land. Any excess payable to 1) to be paid immediately, or to be recoverable as rent in arrear. If tenant should desert the premises, become insolvent, or make any assignment to his creditors, 1) to have power to take possession of the premises without notice, and tenancy shall thereupon cease.
