    1) Rev. William Mudge, Rector of Pertenhall 2) Samuel Tingey of Pertenhall, farmer Lease by 1) to 2) on a yearly tenancy from 11 October 1883, of - all that farm commonly known as "Hall Farm", Pertenhall, containing 66a., together with the House and outbuildings thereto belonging. Annual rent: £80, payable quarterly 2) to pay all rates and taxes except Land and Property Tax; to cultivate the land in a good and husbandlike manner; not to have at one time more than a third of the arable land sown with wheat in any one year, nor to grow two white straw crops in succession. Tenant to keep house, farm, buildings, gates and fences in tenantable repair, rough materials being found by him. Landlord to rebuild at his own expense in case of destruction by fire or tempest. Tenant not to convert to tillage any meadow or pasture land that was meadow or grass land at the commencement of the tenancy without written consent of landlord, upon penalty of £50 per acre. Not to cut down any timber, trees or saplings, but will preserve the same. Not to sell any straw or manure that may be made or brought upon the premises, but to spend the whole in a husbandlike manner on the farm Hay and straw on the farm at the expiration of the tenancy to be paid for by incoming tenant. Tenant not to sell any hay from the premises. Tenant not to underlet or part with any of the premises without the consent of the landlord or his agent. Landlord to provide tiles for drainage if found desirable, and tenant to cart them home and put them properly into drains at his own expense. Tenant to give leave to Landlord or incoming tenant to sow grass or clover seeds among his corn in the spring and to attend to the same in a husbandlike manner but without doing any injury to the outgoing tenant, 2) undertaking not to injure such seeds. If any fence be necessary for protection of such seeds, incoming tenant to provide the same. Upon leaving, the tenant shall have use of rickyard and barns and part of the yards for the purposes of storing and thrashing his corn until the 1st April next after expiration of tenancy. Incoming tenant to have one half of stabling and cart hovels, and customary use of part of the farm house Tenant to do two days ploughing for landlord on his own land once a year without charge if required.
