    Abstract of Title of Thomas Sworder to Bedford Road Brewery, Crown & Anchor and Volunteer Canteen, Luton (I) Release and Conveyance of 3 Oct 1843 Parties: (i) John Crichton Stuart, 2nd Marquis of Bute and 7th Earl of Dumfries; (ii) John Gray of Luton, builder Reciting: - lease & release of 25/26 Apr 1831 (1) Rev.John Kaye, Bishop of Lincoln; William Stuart, esquire [trustees of marriage settlement of (ii) of 14/15 Jul 1818); (2) (i) and Maria, Marchioness of Bute and Countess of Dumfries; (3) John Gray; (4) Charles Austin in which (1) and (2) conveyed (a)-(b) to (3) with (4) as his trustee for 81 - (i) had lent (ii) 700 on mortgage; - Marchioness of Bute had died without issue, all land subject to the marriage settlement thus becoming solely vested in (i) Operative Part: - (ii) repaid 700 to (i) who conveyed (a)-(c) to (ii) Property: [as shown on accompanying plan] (a) 35 poles of ground in Luton near Red Cow, being corner of close of pasture called Lancrofts or Longcrofts bounded: W by new road from Luton to Barton-le-Clay; (b) meadow, lately part of common land called Great Moor adjoining (a) to E and containing 0a 2r 12p - (a)-(b) bounded: S by highway from Luton to Horsepool Bridges; NE by River Lea; W by new road from Luton to Barton-le-Clay; (c) Crown & Anchor with stables etc. and another messuage in occupation of (ii) recently erected (II) Release of 17 Jul 1844 Parties: (i) John Crichton Stuart, Marquis of Bute and Earl of Dumfries; (ii) John Gray of Luton, builder Operative Part: - (i) released (a) to (ii) for 5 Property: (a) 1.5 poles of land in Luton adjoining Horse Pool Bridges and extending next to River Lea NE 15 ft and NW next to land of (ii) purchased on 3 Oct 1843; 46 ft bounded S by road from Luton to Horse Pool Bridges (III) Mortgage of 15 Mar 1847 Parties: (i) John Gray of Luton, builder; (ii) Thomas Riches of Uxbridge [Middlesex], gentleman Operative Part: - (i) borrowed 2,000 at 5% interest from (ii) secured on Property: (a) 35 poles of ground in Luton near Red Cow, being corner of close of pasture called Lancrofts or Longcrofts bounded: W by new road from Luton to Barton-le-Clay; (b) meadow, lately part of common land called Great Moor adjoining (a) to E and containing 0a 2r 12p - (a)-(b) bounded: S by highway from Luton to Horsepool Bridges; NE by River Lea; W by new road from Luton to Barton-le-Clay; (ii) Thomas Harry Riches; (iii) John Anstee of Chalton, farmer; (iv) Lovel Smeathman of Great Missenden [Buckinghamshire], surgeon; (v) Thomas Sworder and Robert Sworder, both of Luton Reciting: - (I) above; - (III) above; - (V) above; - mortgage of 1 May 1848 in which (i) borrowed from £2,000 from (iii), as a further advance to three previous mortgages of £250, £500 and £250; - Conveyance of 25 Jan 1844 in which John Crichton Stuart, 2nd Marquis of Bute, 7th Earl of Dumfries conveyed a plot of land in Luton, formerly part of a pasture in occupation of John Jones bounded: SE by land of John Hunter; SW by part of same close of (i); NW by part of same close sold to John Cox; NE by new road called Peel Street; containing 46 perches; with right of way along new road called Wellington Street (on part of a close formerly in occupation of Francis Butterfield leading from George Street to Maze's Lane) and along Peel Street laid out on land formerly in occupation of John Jones from a lane running south into Wellington Street nearly opposite NE corner of land of Edmund Waller to (i) for £289/16/-; - statutory declaration by way of mortgage of 15 Aug 1846 in which (i) borrowed £6,000 from (iv) secured on: (a) plot of land in Luton, formerly part of a pasture in occupation of John Jones bounded: SE by land of John Hunter; SW by part of same close; NW by part of same close sold to John Cox; NE by new road called Peel Street; containing 46 perches; with right of way along Wellington Street and Peel Street; (b) six messuages erected on (a) in occupation of Harrison, Sims, Samuel Brett, John Denby and John Pedly; (c) messuage erected on (a) in occupation of Charles Squires with slaughterhouse, stable and outbuilding; - (IV) above; - mortgage of 2 Jun 1845 in which (i) borrowed a further £250 from (iii); - mortgage of 24 Jun 1845 in which the residue of a term of 1,000 years originally created by a mortgage of 29 Feb 1823 was vested in (i); - further advance of £250 from (iii) to (i) on 15 Jun 1847; - (v) had contracted to buy (a)-(g) from (i) free from all incumbrances for £3,420; - (1) had agreed with (ii)-(v) that the £3,420 should be applied as follows: £2,093 to (ii) for (IV) above; £379/10/- and two sums of £268/15/- to (iii); £410 to (iv) Operative Part: - (ii)-(iv) by direction of (i) released (a)-(g) to (v) Property: (a) land in Luton bounded: NE by piece of land retained by (i); (d) Bute Arms, Peel Street, in occupation of Herbert Harrison; (e) Boot beershop, Burr Street in occupation of Thomas Bates; (f) tenement formerly occupied as two cottages at Donkey Hall, Luton, then called Volunteer beershop, formerly in occupation of Edward Dimmock, then Thomas Yates; (g) cottage adjoining (f) formerly in occupation of James Wilson, then Barford (V) Conveyance of 9 Sep 1851 Parties: (i) John Everitt of Luton, straw hat manufacturer; (ii) Thomas Sworder and Robert Sworder Reciting: - indenture of 25 Aug 1851 between (1) Thomas and Robert Sworder; (2) Thomas Harry Riches; (3) John Anstee; (4) John Everitt; (5) Robert How in which (a) was limited and assured to uses in favour of (4) for ever; - (ii) had agreed absolute purchase with (i); Operative Part: - (i) conveyed (a) to (ii) for £200 Property: (a) land fronting the turnpike road from Luton to Bedford being part of ground late the property of John Gray, recently purchased by (i) extending 44ft along the road with a depth of 120ft next to other property of (i), a breadth of 21ft next to River Lea and a depth of 132ft next to Crown & Anchor Brewery of (ii)
