Abstract of Title of the personal representative of Margaret Elizabeth Boon to freehold property in Aspley Guise; abstracted by Wilkinson & Butler of St.Neots [Huntingdonshire]
(I) Conveyance of 30 Nov 1911
Parties:
(i) Harriet Adams of Aspley Guise, widow; Margaret Elizabeth Boon, wife of Henry Boon of Aspley Guise, mercantile clerk;
(ii) William Edward Turney of Woburn, grocer; George Page Turney of Woburn Sands [Buckinghamshire], grocer;
(iii) Harriet Adams;
(iv) Margaret Elizabeth Boon;
(v) William Henry Smith of Woburn, solicitor
Reciting:
- will of Abraham Page Turney of 5 Jul 1872 appointing his three sons George, Charles Matthews and James Turney executors and directing that they should hold £2,000 upon trust to invest £1,500 to pay the proceeds to his daughter Harriet Adams and her children, including Margaret Elizabeth Boon;
- death of Abraham Page Turney on 18 Dec 1875 and proof of his will in PPR on 15 Jan 1876;
- the executors retained £1,500 as in the will;
- the three executors were now dead, the last of them, Charles Matthews Turney, having died on 26 Apr 1910 leaving a will of 5 Aug 1909 and leaving the residue of his estate equally to his nephews (ii);
- proof of the will of Charles Matthews Turney in Northampton DPR on 19 Jul 1910;
- at his death Charles Matthews Turney held (a)-(b) mortgaged to London & County Banking Company Limited, then known as London County & Westminster Bank Limited; no investments representing the £1,500 had been discovered in the name of Charles Matthews Turney but by a memorandum in his will he declared that he held (a)-(b) in trust for his sister in consideration of the £1,500 left him for investment;
- Harriet Adams had two children, Margaret Elizabeth Boon, who became 21 on 18 Aug 1888 and another child, who died in infancy;
- (i) had elected to have (a)-(b) conveyed to them in lieu of the £1,500;
- (ii) had paid off the £200 mortgage on (a)-(b)

(a) dwellinghouse, grocer's shop and premises with garden, stable and outbuildings in Mount Pleasant, Aspley Guise formerly in occupation of Turney & Sons, then Charles Matthews Turney, then (i); bounded: NE by Mount Pleasant; SW by property formerly of Lucy How, then John Gregory White; NW by cottages formerly of George Turney, then William Edward Turney; SE by property formerly of Thomas Palmer Andrews, then the personal representatives of Ralph Charles Barnwell;
(b) six cottages with close of pasture adjoining of 6a 2r 37p abutting on Salford Road, Aspley Guise, bounded: NE by land of the Vicar of Aspley Guise; SE by land formerly of Thomas Pickering; SW by Salford Road; NW by land of Mrs.Atkins; cottages formerly in occupation of James Brown, James Billington, Edward Sewin, Samuel Higgins, Mrs.Billington and Mrs.Bandy, now of James Bandy, Miss Billington, Albert Giles, Harry Armsden, Robert Norman and Mrs.Griffin

- to (v) to the use of (iii) and her assigns for life, remainder to use of (vi)
Endorsed memorandum of conveyance by (iv) and her mortgagee Frederick Charles Surtees Manlove Robinson to Albert Edward Bradbrook of Kimpton Road, Luton of (b), then described as 42-50 Salford Road, Aspley Guise
(II) Death of Harriet Adams at Aspley Guise on 2 Nov 1919
(III) Letter of 7 Mar 1929 from William Henry Smith of Woburn to the Manager of Barclays Bank Limited, Leighton Buzzard as follows: "In reference to the title of this property, the deeds of which have been deposited with your Bank, I understand that you wish me to confirm the recital contained in the Deed of Convce of the 30th November 1911 as to the children of the late Mrs.Harriet Adams, the Mother of Mrs.Boon, such recital reading "And whereas the sd Harriet Adams had had two children only, namely the sd M.E.Boon who attained the age of 21 years on the 18th August 1888 the other child dying in infancy". I knew, and was intimately acquainted with the late Mrs.Harriet Adams from my childhood, and acted for her as her Solicitor for many yrs, and I can positively assert that Mrs.Margaret Elizabeth Boon was her only surviving child. There was one other child born to Mrs.Adams, but she informed me herself at the time of the preparation of the befe mentd deed that such child died in infancy".
(IV) Statutory Declaration of 5 Feb 1937 by William Edward Turney of Woburn, grocer that:
- for 40 years before her death on 2 Nov 1919 he knew his aunt Harriet Adams, wife of William Adams of Woburn;
- Harriet Adams was mother of 2 children, Margaret Elizabeth and one who died in infancy;
- Margaret Elizabeth Adams married Henry Boon on 10 Oct 1894 and lived at Mount Pleasant, Aspley Guise;
- Margaret Elizabeth Boon was entitled to the entirety of the property in (I) above
(V) Search against Margaret Elizabeth Boon - no subsisting entries - 9 Feb 1937
(VI) Legal Charge of 10 Feb 1937 from Margaret Elizabeth Boon of Mount Pleasant, Aspley Guise, wife of Henry Boon to Arthur Richard White Robinson of Lloydstone, Painswick [Gloucestershire], gentleman for £900 at 4.75% interest secured on land in Aspley Guise; with endorsed memorandum of sale of 42-50 Salford Road
(VII) Search against Margaret Elizabeth Boon, no subsisting entries on 18 Sep 1950
(VIII) Further Charge to (VI) of 18 Sep 1950 by Margaret Elizabeth Boon, borrowing £300 more at 5% interest from Arthur Richard White Robinson, now of The Dingle, Woburn Sands [Buckinghamshire], gentleman
