(2) Benjamin Welstead of Kimbolton [Huntingdonshire], gentleman; (3) Robert Talbot of Sharnbrook, gentleman Reciting: - lease & release of 1-1 Nov 1771 from (1) Charles Dymoke Willaume of Tingrith, gentleman and (2) Henry Fothergill, late of Bedford, then of St.Andrew, Holbourn [Middlesex], gentleman; to (3) Rev.David Tanqueray of Woburn of (a) Manor house called the Messuage by the Waterside, Sharnbrook, formerly in occupation of Joseph Godfrey MD, then Mary Langley, widow, then Thomas Wells; (b) cottage in Sharnbrook with barn or stable yard, garden, orchard and common in occupation of Thomas and John Wheatley; (c) closes of pasture on N side of (a) commonly called Dovehouse Close and Great Home alias Great Close divided by quick hedge containing together 14 acres formerly in occupation of William Harpen and Thomas Urnes, then Joseph Godfrey, then Mary Langley, then Thomas Wells; (d) close of pasture called New Close of 4 acres formerly in occupation of Joseph Godfrey, then Thomas Wells; (e) 2 closes of meadow called Long Holme or Mead and Little Holme or Mead then laid together and containing 6 acres on S side of (c)-(d); (f) close of pasture or meadow called Bridge or Burge Close of 5 acres, lying near (a) formerly in occupation of Joseph Godfrey, then Thomas Wells; (g) 144a 1r 0p of land, leys and meadow in open fields of Sharnbrook and Odell, part of which was enclosed as a stone pit or quarry formerly held by George Cobb, gentleman formerly in occupation of John Norman and William Corby then William Norman, John Hipwell, James Ward and John Dickens; (h) close of pasture bounding Bletsoe of 4 acres formerly in occupation of John Smith, then John Hipwell, then Thomas Wells; (i) royalty or liberty of fishing in River Great Ouse belonging to Manor of Langston alias Laughtons & Parantines with all islands, reeds etc. in river; - death of David Tanqueray in Jul 1780 intestate, without issue leaving Rev.ThomasTanqueray of Tingrith his only brother as his heir at law; - will of Thomas Tanqueray of 23 Oct 1782 devising his real estate to his son Charles; - lease & release [by way or marriage settlement] of 15-16 Feb 1797 (1) Thomas Tanqueray, then of Bicester [Oxfordshire]; (2) Martha Elizabeth Littlehales, spinster; (3) Margaret Littlehales; (4) John Laurentius Littlehales; Rev.Edward Tanqueray of Tingrith; Joseph Gascoyne Littlehales of Brazenose College, Oxford; Thomas Smith of Red Lion Street, London, gentleman in which (a)-(i) above were settled in trust; - lease & release 11-12 Jul 1805 (1) Charles Tanqueray; - Inclosure Award for Sharnbrook of 20 Oct 1811 exchanging Thomas Gell's open field land for 14 separate allotments; - Thomas Gell exchanged 10 of his allotments with divers people retaining only the first four; - lease & release 14-15 Aug 1818 (1) Charles Welstead; (2) Thomas Gell; (3) Robert Talbot in which (3), at request of (2) paid 1,000 to (1) to discharge a mortgage and in which (3) paid 100 to (2), making 1,100 mortgage monies secured on (a)-(d) in lease & release of 1805; - Inclosure Commissioners allotted 4 allotments to Thomas Gell in respect of land purchased from William Drury Lowe amounting to 47a 2r 11p and other lands purchased from William Drury Lowe, of which Thomas Gell kept the first three and exchanged the fourth; - divers settlements, ultimately lease & release of 11-12 Oct 1819 (1) Ann Hind, late of Ardley [Oxfordshire], then of Mill End, Hambledon [Buckinghamshire], widow of Rev.Thomas Hind (ne Ann Andrews, late Ann Law, widow), devisee in will of Richard Lane, previously of Mile End, esquire; (2) Ann Hind (only child and heiress at law of Thomas and Ann Hind); (3) Thomas Gell; (4) Samuel Sharman senior of Wellingborough [Northamptonshire], esquire in which capital messuage etc. were conveyed to use of (3); - 1,100 still outstanding but all interest paid Operative Part: - (3) paid 6,900 to (1) (making a total mortgage debt of 8,000) on security of (a)-(c) below Property: (a) parcel of new inclosed land in Yard Brook containing 3a 1r 18p bounded: SE and SW by old inclosures of Thomas Gell; NW and N by old inclosures of and allotment to Samuel Cornish; being 2nd allotment to Thomas Gell in Inclosure Award in respect of land purchased from William Drury Lowe and Yard Brook of 6a 1r 39p was laid with it forming land containing 9a 3r 17p and was called Yard Brook; (b) piece of old inclosed ground in Sharnbrook adjoining Yard Brook called Dry Close and containing 8a 3r 24p; (c) ground lately part of an old inclosure also called Dry Close in Sharnbrook wit hancient fences and containing 6 perches bounded: SE by Riseley Road; SW and NW by Dry Close belonging to Thomas Gell; previously estate of John Gibbard, esquire, awarded to Thomas Gell by Inclosure Commissioners in exchange for his fourth allotment of 13 perches in respect of land purchased from William Drury Lowe; - death of Thomas Gell on 8 Oct 1859; - proof of will of Thomas gell in PPR on 11 Jan 1860 (XI) Declaration of 2 Aug 1859 by Thomas Gell of Riseley, farmer that: - he was 70 years old and had lived in the neighbourhood of Sharnbrook and Riseley all his life; - he was well acquainted with Thomas Gell, late of Riseley, gentleman, afterwards of Sharnbrook and with his wife, Lucy, both deceased, the deceased Thomas Gell being the declarant's uncle; - he believed Thomas and Lucy Gell were married at Riseley and had several sons of whom Thomas Gell of Sharnbrook was eldest, only three living beyond infancy - Thomas, Richard and Edwin; - Thomas Gell the elder and Lucy his wife, died many years ago and Edwin Gell died some years ago; - Richard Gell died in Dec 1855 as a batchelor and was buried in Sharnbrook; - Thomas Gell the elder was owner of a valuable estate in Sharnbrook, through part of which Midland Counties Railway, Leicester to Hitchin Line ran; the estate was devised to his sons Thomas and Richard Gell; - Richard Gell died intestate and on his death his half of the estate came to Thomas Gell the younger as his eldest brother and heir at law (XII) Assignment of Mortgage of 22 Dec 1862 Parties: (1) William Talbot Wallis; (2) John Garrard; (3) Ann Pickering Islip of Sharnbrook, spinster; (4) Ann Islip of Luton, spinster; (5) William Islip; (6) Samuel Day of St.Neots [Huntingdonshire], gentleman Reciting: - death of Richard Gell as a batchelor on 14 Dec 1855, intestate, leaving Thomas Gell, his brother, as his heir at law; letters of administration being granted to Thomas Gell on 3 May 1856 by Archdeaconry Court of Bedford; - (IX) and (X); - estates were devised to Ann Pickering Islip and Ann Islip free from encumbrances and to William Islip subject to charges;
