- contract by (i) to sell (a) to (ii) for 306;
- erection by (ii) after contract a messuage divided into two tenements with a blacksmith's shop (b);
- death of Thomas Gwyn Elger on 8 Apr 1841;
- (ii) requested (i) to convey (a)-(b) to him

Statement Annexed on 15 Oct 1844 [see WL1000/1/BED/2/6]:
- John Elger became solely seized of (a)-(b) above on death of Thomas Gwyn Elger which became subject to contingent title or right of dower of Catherine, wife of John Elger and William Joseph Nash, purchaser of (a)-(b) on this being explained arranged for his solicitor Theed Pearse junior to prepare purchase deed without requiring concurrence of Catherine Elger and to dispense with release or extinguishment of right or title of dower
