    Lease Parties: (i) Mary Worsley, widow and Albert Gutteridge, solicitor, both of Dunstable; (ii) High Montgomery Miller of Dunstable Consideration: - 77/10/- per annum rent paid quarterly for 21 years from 24 Jun 1911 Property: (a) messuage with garden, greenhouses and orchard in Lovers Walk, Dunstable with all permanent trees and shrubs, except a 10 foot wide strip of land which may be required for widening of Englands Lane on NE side Covenants: - repair, including apparatus (furnaces, boilers, hot water pipes etc.), for heating greenhouses; - pain with two coats inside and out of greenhouses, ourtside of other buildings every three years and inside every seven years; all to be painted a year before the end of the lease; - replace any permanent trees and shrubs removed during tenancy; - (i) to enter twice per annum for an examination and (ii) to carry out the necessary repairs within three months; - insure, jointly with (i) for at least 350; - no underletting without consent of (i); - (i) will maintainroof and main timber of dwelling house; - (ii) may purchase reversion in fee simple in first two years of term for 200 provided 4% per annum interest is paid until full payment of purchase money and within a month of notice of purchase the vendor will deliver an abstract of title beginning with conveyances to Ebenezer Worsley dated 1 Aug 1879, 29 Sep 1883 and 14 Dec 1893; - premises not deemed a market garden and section 42 of Agricultural Holdings Act 1908 did not apply; - (i) or (ii) may determine the term by giving notice within the next six months Surrendered: - 8 May 1917
