Operative: - in consideration of the great expense (ii) has been at in erecting and building the new messuage or tenement upon (a), (i) leases (a-b) unto (ii). Property: (see detailed plan) (a) piece of ground with a new messuage or tenement built upon it at Woburn on the N part of a close called Townsend Close now divided by a ditch; abutting N by other property of (i) in the tenure of Benjamin Willis and partly on the lands of Abigail Sheffard, S by other part of Townsend Close belonging to (i), E by the park wall of (i) and W by George Street; (b) close in Woburn, formerly two closes called Pound and Broom Closes of 8a 3r 10p; abutting N on a close called Lower Waine Close in the occupation of Stephen Preston, S by a lane leading to Barn Close, E by London Road and Manor Pound and W on Barn Broom Close and Broom Hills belonging to (i). Habendum: - unto (ii) for the term of 50 years; - yearly rent: £12/12/-; - further yearly rent of £10 for every acre of (b) that (ii) shall plow, break up or convert to tillage. - usual lease covenants stated; - signed with the seals of (i) and (ii); - witnessed and signed by Robert Palmer, D.Murray and [J?] Wynne.
