    Family Settlement (copy) Between 1) Anne Brace, widow of Francis Brace, gent of Bedford, and executor of his will 2) Sarah Brace, spinster of Bedford, sister of FB 3) John Thurloe Brace, gent of Bedford, son and heir of FB, and Francis Brace, gent, younger son of FB 4) Francis Brace, gent, nephew of FB 5) Edward Carterett esq of The Middle Temple, London, John Hamilton, gent of St Andrew Holborn, Middlesex and Thomas Ligo esq. of Burcott, Buckinghamshire Recites will of FB dated 31 May 1705, in which he leaves all manors, messuages, lands, goods and chattels to wife Anne & her heirs for ever, appointing her sole executrix with the proviso that she make a family settlement of his estates. If Anne should fail to make a settlement, then messuages and land in Bedford, Cardington, Goldington, Estcotts, Wescotts and Wilshamstead in Bedfordshire and Hundon, Suffolk to go to son FB together with books, his best watch, best gelding, furniture, half the linen, pewter and household goods; all other lands are to go to son JTB, plus the remaining personal estate, with JTB sole executor. If both sons die before inheritance, nephew FB to inherit all At the time of his death, FB's personal estate included the tithes of Keysoe held by lease of Trinity College, Cambridge. He was also entitled to - £570-2-10d due to Thomas Davies, one of the sons of Mary Davies, widow of Goldington, secured on land in Goldington bought from Thomas Davies - £338-1-11d being the equal shares of Mary Davies and her sons Hatton Davies and Christopher Davies which came to them by the death of Charles Davies, another son of Mary, - debt of £130 owed by William Wooton, victualler of Bedford, this and other rent arrears to be received by Anne Recites codicil 1712 stating that since 1705 he had bought messuages and land in Kempston, Houghton Conquest, Howend, Bedford & Thurleigh, Beds, & Astwood, Buckinghamshire, some of it freehold and the rest copyhold, all to go to wife Anne except an annuity of £20 to his sister Sarah Brace. To prevent disputes, and with the agreement of all parties, (1) makes this settlement of the property she inherited from her late husband: - Hassetts estate in Bedford, occupied by (1), to go to (1) for life and then to FB the son and his heirs for ever - other manors and messuages in the Town of Bedford, Goldington and Maulden, Bedfordshire, and Hundon, Suffolk, to the use of FB the son and his heirs for ever - lands in Cardington, Estcotts, Wilshamstead and Westcotts to (5) for 500 years in trust, to the use of FB and his heirs for ever, provided that the trustees pay an annuity of £30 to (1) from the estate, to be paid quarterly at the Hassetts - manors and lands in Astwood and North Crawley, Buckinghamshire, and Cranfield and Thurleigh, Bedfordshire, to (5) for 1,000 years in trust, to the use of JTB and his heirs for ever, provided that the trustees pay an annuity of £20 to (2) and an annuity of £150 to (1); includes tithes of Keysoe, held by lease from Trinity College, Cambridge, provided that the trustees pay an annuity of £20 to (1), unless JTB settles the same amount on her - freehold and copyhold in Kempston, Howend and Houghton Conquest to JTB on trust to sell or mortgage to pay the debts of FB deceased [debts itemised below] - lands and messuages at Potsgrove, Battlesden and Stagsden, and all other lands, to JTB - all plate, household goods, jewels, cattle, chattels, yards & stables at the house called the Hassetts occ by (1) shall remain to (1) at her absolute disposal JTB agrees to pay all outstanding debts of FB decd, i.e. - £300 to Mrs Mary Cross, widow of London, on mortgage - £200 to Mr William Smith of Warden, Bedford on mortgage - £800 to Mr Breedon, trustee of Dr John Lawson decd, on account - £200 to Mr Thomas Richards of Bedford, on bond Witnesses: Wm Houlker, G.
