    Conveyance 1) Charles Wells of Bedford, brewer 2) James Walter Hobson of Bedford, timber merchant 1 to 2 in fee simple for consideration of £3,493 15 shillings - land on north side of Goldington Road containing 10 acres one rood and ten perches N and part of E - other property of 1) E remaining part - property of the Misses Levens and of Messrs Higgins & Sons Ltd S - Goldington Road together with the messuage or dwellinghouse and outbuildings standing on part of the land and known as 'The Cottage'. Lists access rights of 1) to his land on the N until new road constructed. Schedule 1 - Conditions - Purchaser to erect a fence as marked on the plan. - No person to carry on the business of innkeeper, licensed victualler or retailer of spirits, wine, beer or other intoxicating liquor on the land conveyed. - Purchaser to construct two roads not less than 40 feet wide leading from Goldington Road to the land coloured blue on the plan one to the east and one to the west of the messuage with all necessary sewers, drains and waterpipes so as to connect the land coloured blue with Goldington Road and render the same suitable for development for building purposes. Signed and sealed. Endorsed with memorandum that on 10 May 1923 a portion of the hereditaments adjoining the roadway on the south east corner of a length of 84 feet 4 inches and forming the ditch to the Goldington Road was dedicated to the Mayor, aldermen and Burgesses of the Borough of Bedford by Rosamond Hobson and Charles Thornton Hobson.
