- TitleConveyance, by Lease and Release From Thomas Vaux (as in BORDV13/6), late of Dunstable, now of Bedford, esq., to Thomas Cooke, heretofore of Bow Brickhill (Bucks.), now of Leighton Buzzard, esq., of: (a) Manor of Dame Sayres etc as in BORDV13/5(a). (b) the capital messuage etc. as BORDV13/5(b): described as now in the occupation of John [ ] Bird and conveyed with all locks, keys, bolts, bars, window shutters, wainscots, dressers, shelves, partitions, hearths, chimney pieces, stoves, fire grates, bells and the hangings thereof, racks, mangers and all other things in any way affixed or appendant to the freehold of the messuage. (c) 2 closes of pasture etc as BORDV13/5(c): also described as now in the occupation of John [ ] Bird and his undertanant(s). Except the following reservation: (d) small piece or parcel of ground being parcel of the westward side of the Lower Close of (c) as the same is now divided (and intended hereafter at all times to be divided from the residue of Lower Close by a fence) bounded on the W. side in part by ground belonging to the messuage or dwelling house of Mark Brown of Dunstable, gent., and his wife Amy situated in the South St; and on the other part of the W. by ground belonging to the messuage or dwelling house of John Cooke, his wife Hannah et al also situated there; containing 93' in length on the W. side and 13' in breadth (so far as the same runs parallel); abutting S. upon a close of pasture ground now of Mark Brown situated in or near South St. or End; and which piece (i.e.(d)) was lately granted and conveyed by TV to Mark Brown in fee by feoffment dated 19 Jan 1778 and is intended to be used as a way leading from and out of the ground belonging to the messuage of MB/AB into the close of pasture ground now of MB, and into the said ground of MB from and out of the last mentioned close of pasture and so into, from and out of each to the other of the same ground and close of pasture. Which piece, it is covenanted, be divided and kept in severalty from the residue of Lower Close by a good, sufficient mound or fence either of good and substantial posts, rails and pales to be provided and maintained by MB his heirs and assigns.
