Upon looking into them I find a large number of debits consist of charges for the attend'ce of your clients agents at Police Courts, for commission and for repairs, in the whole amounting to £106:5:1 and to these items I object on behalf of the purchaser. The property was at own risk after the contract to purchase was entered into and whether the premises were in repair or not did not concern the vendor and whether they were required or not I do not know. Had the repairs been executed by the purchaser the cost would have been much less than those charged as the work would have been performed mainly by himself or under his supervision, and it must be bourn in mind that the whole of the delay has been caused by your client and therefore she cannot complain of this objection on the ground of hardship. As to the collection of rents it is a well understood rule that the Vendor cannot charge for collection even though commission is paid, the other items charged are clearly not chargeable for the work was the work of a solicitor not of an auctioneer. My client is however willing to consent to a reasonable compromise but it must be both reasonable and immediate and unless some offer is made in the course of the week I must proceed to enforce the contract"
