Tenancy: 'Now in the occupation of Messrs Phillips & Co. on a yearly tenancy'. Outgoings: 'no' Value: ' Land would not command any exceptional price for building purposes and we are of the opinion that its agricultural values does not exceed £20 (viz:- £40 per acre) but considering that the site cuts unto the field in question we are of opinion that £60 (inclusive of all mineral rights) would represent its full value consequent of the cutting up'.
