- TitleDraft Affidavit of John Thomas Green issued by Robins, Burges, Hay, Waters & Lucas of 9 Lincoln's Inn: - 100 further advance stated in HN10/277/Hammond25 was paid to Berry Christian on 25 May 1880; - the properties in Belmore Road and Milton Place were put up for sale by auction on 12 Nov 1874 with a reserve of 200, no sale being made; - previous to the further advance Green had had a conversation with Ann Hammond and her brother Thomas, now dead, both then of Fenny Stratford [Buckinghamshire], telling them that a notice had been served on Berry Christian, as agent for assignee of John Ellis (the original lessee) requiring repairs to be carried out [see HN10/277/Hammond20]; - in Mar 1880 Green spoke with Thomas Hammond telling him that the ground landlord [Robert Osborn] had threatened to forfeit the lease if repairs were not carried out. Knowing Ann Hammond could not afford to pay for the repairs Green arranged the 100 further advance; - the ground landlord owned many properties in the same area and had forfeited many of the leases when they were not promptly repaired, the information being supplied by the landlord's solicitors, Surr, Gribble & Benton; - the premises were offered for sale by auction on 15 Jul 1880, just after they had been repaired, then were sold by private contract for 800 but the purchase was not completed because firstly the ground landlord refused to issue a receipt for the last payment of ground rent then because Ann Hammond refused to sign the conveyance
