- Scope and Content"Now for what is of much more consequence the sale to [sic] the estate at Irchester. Not to alarm you I must tell you that no doubt the Title is as good as any in the Kingdom to hold by - but a Title to sell or mortgage by is a very different thing. The documents brought to me by Mr. Swaffield shew that at one time Jeffery Fisher was the owner of this Property - that he made a defective will in favour of one Bolding - that there was a Chancery Suit which was not carried thro' but Bolding made a general Conveyance to Mrs. Hesse who as I understand was the only child of Jeffery Fisher - that she afterwards married your Father and that you were the only Child. Of these circumstances there are not any Proofs with the Deeds - nor is there any thing to shew whether you took the Estate as Hair at Law of your Mother - or under her Marriage Settlement with your Father - or otherwise. I hope you have elsewhere something to shew all these matters. If I succeed as I hope to do in raising the Loan without another Lawyer for the Lender something to shew what your Title really is will be indispensable. If contrary to my hope another Lawyer should be concerned for A Lender, Strict proofs will be demanded the same as if you were selling the property. I am proceeding with what is wanted for the purchase of the Advowson - but I am quite at a stand still about obtaining the money"
