    Lease Parties: (i) John Howard of Broad Street, St.Peter le Poor, London, esquire; (ii) Francis Stephens of Cardington, husbandman Operative Part: - (i) leased (a)-(c) to (ii) for twelve years from 5 Apr 1754 paying 78 per annum rent and an additional 5 per acre for meadow, pasture and ancient sweard which were ploughed up and converted into tillage; Property: (a) capital messuage in Cardington formerly in occupation of George Huckle, now Francis Stephens; (b) 163a 2r 0p arable and ley for many years past in occupation of Francis Stephens dispersed in common fields of Cardington; (c) 22 acres of pasture and meadow in Cardington, for many years past in occupation of Francis Stephens Provisions: - reserving to John Howard: two tenements, yard and barn in Cardington in occupation of Mrs.Nodes and George Braybrook and all timber, trees etc.; - power for (ii) to plash one twelfth of the hedges and lop one twelfth of the elm and ash trees in those hedges each year; - "and no more for necessary hedge Boot and stake Boot to be used upon the premises and for fire Boot to be spent in the said messuage and not elsewhere"; - (ii) to scour ditches and make good fences and set down counter hedges, maintaining them for three years, when the hedges were plashed or cut; - power for (ii) to lop one sixth part of the willow trees Witnesses: - Henry Horton; - Griffith Morgan - Francis Stephens signed by mark; signature of John Howard not present
