    Conveyance Prties: (i) Eleanor Lucy de Falbe of Luton Hoo Park and 19 Grosvenor Square [Middlesex], widow; Henry Gerard Leigh of 19 Hans Place, London, captain in 1st Life Guards; (ii) John Robert Brown of Luton, architect and surveyor [see also Z532/4/1 and Z532/9/1] Reciting: - will of John Gerard Leigh of 15 Jul 1872 (a)-(b) and other hereditaments were devised to testator's wife Eleanor Lucy Leigh [now Eleanor Lucy de Falbe], who was appointed sole executrix; - death of John Gerard Leigh on 24 Feb 1875 leaving Eleanor Lucy Leigh surviving him and his brother Henry Blundell Leigh as his heir at law; - proof of will of John Gerard Leigh in PPR on 1 Apr 1875; - Act of Parliament of 38 & 39 Victoria Chapter 3 entitled "The Leigh Estate Act 1875" in which section 26 enacted that it was lawful for Eleanor Lucy Leigh and Henry Blundell Leigh, with approval of Court of Chancery, to sell any part of the estate; - death of Henry Blundell Leigh on 19 Aug 1875 leaving his eldest son Henry Gerard Leigh as heir at law of John Gerard Leigh; - Eleanor Lucy Leigh married His Excellency Christian Frederik de Falbe on 4 Dec 1883; - Court of Chancery appointed Henry Gerard Leigh trustee of the Leigh Estate Act 1875 on 25 Jul 1891 in addition to Eleanor Lucy de Falbe and in place of Henry Blundell Leigh; - death of Christian Frederik de Falbe on 27 May 1896; - agreement of 1 Dec 1898 in which (i) agreed to sell (a)-(b) to (ii) for 1,912/10/- which was approved by Court of Chancery on 17 Dec 1898; - deposit of (ii) paid by (i) into Court of Chancery on 30 Jan 1899 with (ii) paying in balance of purchase monies on 28 Feb 1899 Operative Part: - (i) conveyed (a)-(b) to (ii) for 1,912/10/- Property: (a) six pieces of land in Luton as shown on included plan totalling 8a 2r 0p; (b) land intersecting on (a) and laid out as new roads Schedule: - (ii) to curb, channel and sewer all the roads, which were to be made up and 36 feet wide, within two years; - (ii) to erect a barbed wire fence on W and S sides of (a) at least 5 feet high to demark it from other property of (i); - (ii) to keep all roads in good repair until taken over by Luton Corporation
