    Deed poll by Thomas Pepiatt, Joseph Pepiatt and William Pepiatt (3 sons of Philip Pepiatt of Luton, husbandman) and Elizabeth Pepiatt (one of the daughters of PP) recording feoffment (operative words being 'grant, bargain, sell, enfeoff, remise, release and confirm'), 'for divers good causes and considerations', to John Lyfe of Luton, husbandman, in fee of: (a)messuage or tenement situate (at the N. end of Luton and the piece of ground adjoining and belonging thereto containing 40p. by estimation lying upon Rye Hill in Bridge Field with appurtenances, heretofore the house of Richard Conisbey of Bidwell in the parish of Houghton Regis, labourer, afterwards the house of George Farmer and [which] 'at last did decend and come unto' PP for life, remainder to John Pepiatt, son of PP, in fee charged with payment of 40s. to each of the signatories to this deed (which said sums have now been satisfied) and the reversion and remainder of the premises. Habendum: to JL in fee simple indemnified (by covenant) from any estate, right, title etc of TP/JP/WP/EP. Witnesses to sealing and delivery : Gabriel Morton, ?porter, and Abraham Lief.
