    Conveyance Parties: (i) Ernest Dear of Stotfold, farmer and Mary Dear of Stotfold, widow. (executors of Mr. W.H. Dear deceased) (ii) Ernest Dear as above (iii) James Brown of Baldock, law clerk. Reciting: - Abraham Dear at the date of his death was seised of the hereinafter described property. - Will of AD at Z1116/1/5 dated 2nd Feb 1906 - AD died on the 15th Feb 1912 - Assent to devise at Z1116/1/9 dated 13th Dec 1912 - Will of Wilfred Herbert Dear at Z1116/1/10 dated the 10th Jan 1913. - WHD dies on the 4th Apr 1914 and his will was proved on the 25th June 1914. - Assent to devise at Z1116/1/11 dated 6th Oct 1914 - Conveyance dated 11th Oct 1912 at Z1116/1/7. - By powers vested in the will of WHD, (ii) has exercised the option given to him to purchase his brothers undivided share and interest. Operative: In consideration of 650 (i) conveys (a-e) unto (iii) to the use of (ii) Property: (See attached plans) (a) Piece or parcel of arable land containing 1a 3r 16p, situate in Stotfold forming part of an allotment of land in March Field no. 280a on the Stotfold Inclosure Award. Which said piece of land is bounded on S by hereditaments partitioned to George Dear, on N and W by hereditaments late belonging to William Medlock and on the E by the main road leading to Wilbury Hills and known as the Three Counties Asylum Road. Together with appurtenances conveyed to Abraham Dear by partition indenture dated 15th Dec 1886 between James Dear, George Dear, Charles Dear, Abraham Dear and James Brown. (numbered 1 and coloured brown on attached map). (b) Piece of market garden with plantation having frontage of 173 feet to the main road leading from Stotfold and Astwick to the said Three Counties Asylum. Containing 5a 1r 15p (numbered 2 on attached map) and conveyed to AD by indenture of the 7th Aug 1896 between John Ruffle and AD. (c) Plot or piece of ground once retained by Thomas Veasey since deceased and now belonging to his representatives. The same is now fenced off otherwise divided and has frontage next to Astwick Road containing 1r 10p. This ground along with brick built buildings erected on was conveyed to AD by indenture dated 15th May 1884 between William Olley and Abraham Dear. (Coloured Yellow and numbered 3 on attached plan) (d) Plot or piece of pasture land of 1a 23p forming part of an old inclosure numbered 105 and 106 in the map belonging to the tithe rent charge apportionment. (coloured green and numbered 4 on attached plan) and was conveyed (with provisos) by Charles James Veasey to William Smith and Abraham Dear on the 19th Oct 1900. (e) 2 Freehold messuages at Green End, Stotfold. One formerly known as "The Boot Beerhouse" with land adjoining containing 2a 1p late in the occupation of Edward Albone one messuage being now occupied by James Millard and one unoccupied now occupied by Alfred Turner. The whole being bounded on NW by property of Mr Hyde's executors and by property late of Charles James Veasey, now (ii), SW by property now or late of Charles Galer, SE by property of Arthur Ingrey and on NE partly by Rook Tree Lane and partly by property of Mr Hyde's executors which said hereditaments are numbered 107 and 108 on the tithe apportionment and map. (numbered 5 and coloured blue on the attached plan). Which said was conveyed to ED by William Turner on the 11th Oct 1912.
