    Abstracts conveyance 1953 between 1) Mabel Mary Wells, spinster of 4 The Embankment, Bedford (representing Charles Wells, decd) 2) Sir Sydney Richard Wells, Bart, of The Grange, Felmersham & Henry Nelson Tebbs, chartered accountant of 46 Harpur St, Bedford (representing Charles Ernest Wells, decd) 3) Mary Gertrude Wells, widow of Ickwell Bury, Ickwell, Eric Lucas, solicitor of 7 St Paul's Square, Bedford and Hubert Wethered Thorn, solicitor of 6/8 Sackville St, London W1 (representing George Hayward Wells, decd) 4) MMW & HNT (surviving representatives of Harry Britten Wells, decd) 5) Sir SRW 6) Charles Wells Ltd (purchaser) in fee simple a) land in Gwyn St bounded S by Thurlow St, E by Little Thurlow Street and W by Gwyn St together with beer house erected on site and known as "The Prince of Wales" b) workshop and warehouses known as 7 Thurlow St all of which were conveyed to CW by conveyance 1897 [see Z 965/1/10] Recites that at date of agreement, Charles Wells, Charles Ernest Wells, George Hayward Wells, Harry Britten Wells & Sir SRW were carrying on business as brewers and wine & spirits & merchants in partnership at Horne Lane Brewery Recites agreement 1910 by partners to sell to CW Ltd the freehold properties in (a) and copyhold properties in (b) for 150,000 Recites freehold in fee simple was then vested in CW Ltd free from incumbrances, and copyhold according to the customs of the respective Manors Recites Charles Wells died 1914, his will dated 1911 appointed his dau MMW, his sons GHW and HBW and Charles Franklin the younger executors & was proved in the Principal Probate Registry 1914 Recites in 1915 CEW as heir at law of CW was admitted to copyhold properties Recites by several Deeds of Enfranchisement mentioned in 2nd schedule, copyhold became (subject to manorial incidents) vested in CEW in fee simple Recites HBW died 1925, his will dated 1915 appointed MMW, CEW and HNT executors & was proved in the PPR 1925 Recites CEW died 1932, his will dated 1914 appointed GHW, Sir SRW and HNT executors & was proved in the PPR 1932 Recites CF died 1949 Recites GHW died 1952, his will dated 1951 appointed Mary Gertrude Wells, Eric Lucas, Hubert Wethered Thorn, George Crichton Wells and Oliver John Wells exectors & was proved in PPR 1952 Acknowledgement by MMW for production of probate of will of CW Acknowledgement by MMW, EL & HWT for production of probate of will of GHW Acknowledgement by Sir SRW & HNT for production of probate of will of CEW Acknowledgement by MMW & HNT for production of probate of will of HBW Abstracts deed of confirmation endorsed on last conveyance above, and supplemental to it, between 1) MMW & 2) CW Ltd in fee simple of a) land comprised in any of the documents of Title referrred to in the schedules to the Principal Deed as a means of identification of the properties, or such of them as remained unsold at date of Principal Deed and in the legal ownership of the Personal Representative for the use and enjoyment of the Company, and all other land (if any) which ought to have been comprised in and conveyed by the Principal Deed Recites certain parcels of land purchased by CW were intended to be included and conveyed in the Principal Deed but were not particularly described in the schedule and it was apprehended that the Principal Deed was ineffective to pass the legal estate to the Company Recites the personal representative had at the request of the Company agreed to execute this confirming deed
