Conveyance and attached plans from 1) Thomas Gwyn Elger and John Elger [as in Z 965/9/1] to 2) William Maxey, builder of Bedford for 37 in fee simple of a) land (recently purchased from Revd James Wadman Alexander and his Trustee) in Gwyn St and Greenhill St measuring north to south 30' and depth west to east 110' now stumped out, purchased by (1) from James Wadman Alexander and his Trustee subject to 2 yearly rents of 1: 4s and 1: 16s to the vicar of St Paul under the Inclosure Act in lieu of tithes, but with full benefit vested in TGE and JE for securing payment exclusively from the part of the estate called The Green Dragon and exonerating the remainder of the estate from payment Recites that the conveyance to TGE and JE was prepared under advice of Counsel, therefore WM to accept such title Recites TGE and JE to deliver an Abstract of Title to WM within 14 days Recites TGE and JE covenant to produce deeds Recites WM to erect on south and east sides in a substantial and workmanlike manner a brick wall or close-boarded fence at least 5' high to separate the land from land adjoining WM to take an additional piece of ground at the back of this plot for 20, and to fence same on S and E, subject to same conditions as above
