Title
Letter from Charles Hayes of Hatton Garden to Robert Butcher
Reads- I never imagined that sashes, stairs, floors, back buildings, vaults and closets should not be deemed as things fixed to the freehold but I always think that where a tenant has made considerable improvements in such things at his own expense a Ground landlord ought not to return Evil for Good, and make a tenant pay a fine on the renewal of the lease. What would be a 21 years lease on the house in question be worth? Thank you for agreeing to leave it to workmen to determine what things I might have taken away before the expiration of my lease and to set a reasonable valuation upon them.
(Followed by a valuation of the lease; rent of the house; ground rent; fire insurance; losse by standing empty and bad tenants)
