    An Abstract of Title of Sir Philip Monoux, baronet, of His Estate in Southill, Bedfordshire, late Sir John Keilinge's, 1594-1685, as follows: (1) Indenture of Feoffment dated 2 Apr 36th of Elizabeth I [1594] from Oliver Mountford of Broome, conveys to John Rayment, the younger of London, poulter, of 40a. of arable land in the fields of Broom and Stanford, subject to the levy of a fine by JR and his wife Dorothy. (2) Chyrograph of the said Fine dated Hilary Term 39th of Elizabeth I [Spring 1597]. (3) Deed Poll of Feoffment dated 10 Mar 35th of Elizabeth I [1593] from William Cotton of Stanford to John Rayment of a messuage, garden and croft and orchard in Broom and 9.5a 2r. of arable land and 2.5r. and a swath of meadow in the fields of Broom (4) Deed Poll of Feoffment dated 20 Apr 7th James I [1609] from William Barber of Broom to John Rayment of Broome, gentleman, a messuage and close with all orchards and gardens thereunto belonging. (5) Chyrograph of a Fine dated Easter Term of 12th of James I [1614] levied by William Barber to John Rayment of all that was conveyed to him by the said WB as in (4). (6) Indenture of Assignment dated 1 Jun 17th James I [1619] from William Fish of Southill, esq., and Sir William Fish of Carlton to Sir William Plummer of Hill, 4a. of meadow in a mead called Brome Mead and all their right to an acre called Baldock Acre for all the residue of a term of 1000 years then vested in them. (7) Indenture of Assignment dated 6 Oct 18th of James I [1620] from William Plummer, esq., to Robert Rayment of Bowers Gifford, Essex, clerk, of the land as in (6). (8) Chyrograph of a Fine dated Hilary Term 10th of Charles I [1634] levied by John Rayment and Martha his wife to the said Robert Rayment of two messuages, two gardens, 16a. of land, 4a. of meadow and 8a. of pasture in Southill and Broom. (9) Exemplification of a Recovery dated Hilary Term 10th of Charles I 1634 between the parties as in (8) for the same parcels of land. (10) Indenture dated 1 Jun 10th of Charles I [1634] whereby Robert Rayment covenants with James Rayment of London, clerk and Thomas Rayment of London, poulter that for the barring of all entails he would levy a fine to them of his messuage, orchard, garden and croft in Broom and all his 74a. of land and meadow in Broom, late the inheritance of John Rayment, late of Broome, gentleman, father of RR, to the use of RR his heirs and assigns. (11) Chyrograph of a Fine dated in the Trinity Term of 10th of Charles I [1634/5] levied in pursuance of (10) of all the said parcels, by the names of a messuage, barn, garden, orchard, 70a. of land, 4a. of meadow and 4a. of pasture in Broom and Southill. (12) Indenture of Declaration dated 13 Jun 1654 by Edward Fish of Southill that Walter Rolt and John Whistler, (who were possessed for a term of 99 years of half of his Great Barn and 30a. and 3 half acres of arable with half of Ashwells containing 7a. and 5.5a. of meadow and the close called Upper Holme in trust for him), should stand possessed thereof in trust for Thomas Raymond, for securing to him 500, and that Sir Edward should convey to him, and Anne his wife, and his heirs all his lands in Southill and Broom, then in the tenure of John Carles. (13) & (14) Indentures of Lease and Release dated 26 & 27 Nov 1655 from Sir Edward Fish and Harbottle Grimstone to Roger Heath and Roger Raworth, the following lands: - all his Mansion House in Southill - a close called Dance Bowers, containing 20a., now divided into two - Court Hall 3a. - a farm house and close containing 4a., late in the tenure of Thomas Inskip - 30a. in Stanford Field, late in the tenure of William Totman and William Barber - the Nether Holme Meadow, 5a., in the tenure of Nicholas Thorp - 55a. 3r. of arable - 4.5a. of meadow and pasture in Southill, in the tenure of William Barber - 26a. of arable there in the tenure of John Carelesse - 102a. of arable land - 5a. 3r. of pasture and meadow in the tenure of John Cooper - 69a. 3r. 20p. of arable land - 6a. of meadow and pasture in the tenure of John Wye, all in the parish of Southill. (15) Indenture dated 21 Jan 1655 whereby Sir Edward Fish, Walter Rolt, Roger Heath and Robert Raworth covenant to levy a fine and suffer a recovery of several of the parcels mentioned in (13) & (14) and all others in the parish of Southill whereof EF was seised within three months to the use of Richard Glyd the elder and Richard Glyd the younger and William Wright. (16) Indenture dated 16 May 20th of Charles II [1668] whereby Thomas Raymond covenants that he, and Anne his wife, would levy a fine to Sir John Keeling, Lord Chief Justice of all his Capital Messuage in Broom, late in the tenure of Frances Burr, widow and more in her tenure several closes of pasture ground in Broom and Southill, 3a. and a parcel of meadow in Broom Northmeade, more unto Hill Meadow of 4a. and a parcel of meadow in Southill of 2a., near a close called BirdLimes, 5a. more of meadow in Broom and Southill and 100a. of arable there and in Stanford, and a cottage or tenement in Broom with a Hempland and close of pasture thereunto adjoining and 4a. of arable in the said common fields late in the tenure of John Gates, and a messuage or cottage in Broom and Hempland and one acre of arable in the said Common Fields late in the tenure of Humphrey Deere and all his other lands in Southill, Broom and Stanford and elsewhere within the parish of Southill. (17) Two Chyrogrpahs dated in the Trinity Term of 20th of Charles II [1668] of the said fine levied in pursuance of (16). (18) By will dated 30 Mar 1653 Jeffrey Redmond gives a messuage where John Wells then lived and the outhouses as far as the old dwelling house and a pightle of an acre near my Lord Bullingbrook's cottage and two half acres one lying at Hoddon Hole and 5.5r. of Meadow in Northmead all in Southill unto Matthew Wells in tail male with divers remainders over and an old cottage and hovel to Elizabeth Redmond and her heirs, and for want of such issue to Matthew Wells and his heirs. (19) Indenture dated 30 Apr 18th Charles II [1666] Matthew Wells covenants to suffer a recovery of all given to him by the said will as in (18) to the use of him and his heirs. (20) Indenture of Bargain and Sale dated 7 May 18th Charles II [1666] from Matthew Wells to George Draper of all the premises devised under (18) and also four acres of pasture then divided into two closes in Southill in the tenure of Thomas Blewitt, in order to the suffering of a recovery to barr the said entail. (21) Exemplification of Recovery dated Easter Term 18th Charles II [1666] suffered by Matthew Wells in pursuance of (20). (22) Indenture of Mortgage by demise for a term of 500 years dated 1 Aug 18th Charles II [1666] from Matthew Wells to Thomas Bromsall all the land as in (20), to be void upon the repayment of the loan of 53. - Indorsement dated 6 Nov 1668 on the dorse of (22) that Thomas Bromsall assigns the term of 500 years to Robert Beverley, junior, in trust for William Massingberd to secure his title to the said close of four acres divided into two that he had purchased of the said Matthew Wells. (23) Indenture of Feoffment dated 5 Nov 1668 from Matthew Wells to William Massingberd of the said close of four acres, in which there is a toft upon which there was a cottage, which recently burnt down. (24) Indenture of Mortgage by demise for a term of 500 years dated 5 May 21st of Charles II [1669] from Matthew Wells to Henry Phippe of all the premises as in (20) (except the land conveyed in (23)) to be void upon the repayment of the loan of 41 04s. 0d. (25) Bond dated 5 May 21st of Charles II [1669] between Matthew Wells and Thomas Blewitt for the performance of the covenants as in (24) Bond sum: 80 (26) Acquittance dated 5 May 21st Charles II [1669] by Henry Phippe of 40. (27) Indenture of Assignment of a Mortgage term of 500 years dated 2 Mar 23rd Charles II [1671] from Henry Phippe to John Keeling, Lord Chief Justice, and Justice of the King's Bench for 44 7s. 0d. of the residue of the term. (28) Acquittance dated 20 Mar 23rd Charles II [1671] from Henry Phippe to John Keeling of 44 7s. 0d. (29) Indenture of Feoffment dated 30 Mar 23rd Charles II [1671] from Matthew Wells to Sir John Keeling for 70 of all the said premises granted unto Henry Phippe for 500. (30) Bond dated 3 Mar 23rd Charles II [1671] of Matthew Wells for the performance of covenants as in (29). (39) Indenture of Assignment of Mortgage dated 20 Aug 29th Charles II from John Keeling to Jeffery Elwes to secure a loan of 300 of the following land: - 60a. of arable in the common fields of Broom, 56a. of which were in the tenure of Francis Meager - also all those several pieces and parcels of common meadow in the common meadow of Broom, as follows: - one half acre at Broom - South Mead Gap - one half acre thereunto adjoining - one otherill yard in the Long Nook in Broom North Mead - one rood there adjoining to Hill Mead then also in the tenure of Francis Meager - one close of meadow called Lower Home Mead in Southill of 7a., then in the tenure of James Egrim and Richard Millard. (40) Acquittance dated 20 Aug 29th Charles II [1677] by John Keeling of 300. (41) Indenture of Mortgage by demise for a term of 900 years dated 28 Sep 30th Charles II [1678] from John Keeling to Mary Windresse for a loan of 1000 of the following land: - all that messuage or farm house in Broom then in the tenure of JK and Edward Sharp and those closes of pasture near thereunto adjoining of 9a. - and all those parcels of meadow in North Mead of 8a. - 65a. of arable land in Southill and Broom then in the turner of Edward Sharp - 2.5a. of meadow in Broom North Mead - 3a. in Broom South Mead then in the tenure of William Barber - a close of pasture of 2.5a. then in the tenure of Thomas Barber - 3a. of meadow in Broom South Mead - 1a. in the meadow called Hann in the tenure of JK - 80a. of arable in the common fields of Broom then in the tenure of William Barber - 2.5a. of meadow in Broom Mead - pasture ground lying next to Aldicke called Ashwells of 1a. 3r., both then in the tenure of William Barber - a pightle of pasture of 1r. adjoining to Little Broom Close - another close of pasture of in Broom of 1.5a. adjoining to a close of pasture of the said JK - another close of pasture in Broom of 4a. called Upper Holme (42) Indenture of Mortgage by demise for a term of 500 years dated 20 Dec 31st Charles II [1679] from Sir John Keeling to Susanna Banner for a loan of 300 on the following land: - all that messuage in Broom then in the tenure of Thomas Jordan with one close of pasture thereunto adjoining and a Great Tyled Barn therewith a moiety of yard wherein, the same standeth as it was parted from the yard of Edward Sharp in Broom - 4a. of meadow in Broom South Mead and Han Meadow - 60a. of arable land in the common fields of Broom, all which premises are in the tenure of Thomas Jordan (43) Bond dated 2nd Dec 31st of Charles II [1679] by John Keeling for the performance of covenants as in (42). (45) Bill dated 4 Feb 1680 filed in the Court of Chancery by the executors under the will of Sir John Keeling re the administration of his will. (51) By Deed Poll dated 11 Jun 33rd Charles II [1681] Ferdinando Saluetti, who had an annuity of 30 a year for his life charges by the said will of JK upon his will thereby released all his right and title in the said premises unto the said Sir Humphrey Monoux. (52) Indenture dated 2 Jun 33rd of Charles II [1681] between the parties as in (49) & (50) it is declared that all the mortgages, discharged or continued by assignment in trust for the said Sir Humphrey Monoux, were paid out of the said 5200. (53) Indenture of Assignment of Mortgage term as in (35) dated 20 Jun 33rd of Charles II [1681] from John Howland to Lewis Monoux esq., for 562 10s. 00d. in trust for Sir Humphrey Monoux. (54) Acquittance dated 21 Jun 33rd Charles II [1681] of Mr Holands of 562 10s. 00d.
